I had extra points that I wasn't going to be able to use and so I rented them out.

The person I rented them out too e-mailed me asking if I can reverse this transaction due to some unfortunate stuff that came up.

We used a contract that was signed by us both and on it I put that any funds paid are non-refundable.

Being the person I am...I feel bad, I understand things come up in life that we cant control, I want to help them out but as reasonable as possible.

What would you do???

Are they current use year points and they are still bankable?
When do the points expire? Is it a popular reservation?

100 points were banked. Good thru Feb 2019.
Summer reservation at Poly.

It would be theoretically possible to find someone else who would love that reservation ... but you cannot advertise it here until 30 days out.

If they or you can find someone else to pay for it, then offer a “transfer fee” of like $150. But they are stuck with the reservation if no one else wants it (for the same or better price)

I like this answer because it does not simply let current renters off the hook. I think I would go with a service like David’s in the future.

Best wishes.

If I am able to find someone for the reservation at the same price, I personally won't even charge $150. However, the original renter would still be on the hook until I find a replacement. Obviously, if the reservation needs to be discounted to get someone else to take it, then the original renter would be on the hook for the difference.

This is one good reason to use services like David's. Once you book a requested reservation, you will get the money regardless of what happens to the reservation.

I let them I would do my best.
But I can't promise or guarantee that they would receive a full refund.

Next time I'll go through a service.

I have rented my unused points numerous times and have yet had your situation arise (my good fortune). I use a contract and once the reservation is made and funds received, the reservation belongs to the renter. The contract states that I will attempt to find another renter on their behalf, but if unsuccessful, then it is their lost. If I could return the points back to my account and bank them, then I might consider that as an option, but I would not feel obligated.

I found myself unable to go on my own vacation a couple of summers ago - I had an existing 9 day in an AKL studio. David's rented it out for me. I didn't get the same top dollar that I would have for open points, but it still gave me back what my points were worth.
