The only thing is they are waiting to hear on their financing. Please pray that they get approved! They are neighbours and showed up at our door last night and said that this is the only house that will work for them and they were waiting to hear back but couldnt wait to see the house so we let them in. They loved it!!

they have a lot of kids and their friends live 4 houses down. We are within walking distance to the schools they love and the only house big enough for them in the neighbourhood!
This would be their first house though so it may be a little rocky. I suggested they got a realtor to represent them. I hope that works in our favour! So pelase be praying we should know very soon!

Why don't you have them contact your realtor? Then your realtor won't have to split her commission and if there is a low ball offer, she is in the position to lower her commission without regard to worry about another realtor. She may have more flexibility.

Nope just learned to spell while living in Canada and could never break the habit.
