No DVC rooms week of June 17-24?

Since they no longer have to be offered to the membership if they want to try and sell for cash, it isn’t unreasonable that could be the reason as to why we might not be seeing them for booking online.

If they have pulled for that, then maybe want someone to call or chat why some have to call..so they can call a room book if that is an option

Of course, it could be a glitch..but if DVC says there is nothing to be booked, then there isn’t.

I disagree, they might not have to offer all available rooms, but they have to offer some for people who have points in holding. If there are no rooms available at 60 days. DVC is basically just taking those points away from you. That is not a fiduciary act.

So if Disney takes 150 1 bedrooms at SSR for a week and rents out only 25. Who pays for the other 125 that could have been booked with points. We all know there are some people who take last minute trips and most of the year SSR has something available.

Well, according to the terms of the contract, they do not have to leave rooms for people with holding points…and, not sure they even had to have a holding rule…they could have made made it that points are lost if you cancel less than 31 days.

Now, in practice, there has usually been last minute availability and there have been reports that people calling have gotten something pulled back if nit rented…and maybe they will do that for those with holding, assuming they were not yet sold for cash…which is why I wondered if they may decide to pull so last minute must be by calling. But the home resort rules give specific reasons that rooms not reserved can be unavailable for bookings.

But, if a call results with MS saying they are booked, and there is nothing to be called back…as those rooms for cash may not actually be from breakage, then not sure what more can be done if owners have booked them….

I agree it seems weird to see nothing for June…but for May? No…that Was how it was in March when I was looking there weeks out…nothing at all to change what I booked…

For the record, I do not think that DVC would deny an owner a chance to book a room thst is sitting available because it serves no purpose. But, my point was if they have a reason to take them out of service for points bookings then they are indeed allowed to do that.

Posted this in another thread — There is definitely going on, I had been watching the availability at Aulani to try and change room categories and there have always been days available but with changes every day.
Mid day Friday it is like all availability for every resort is gone through the night of 7/4.
There is no way that rooms were not cancelled over the weekend, so for sure Disney is doing something.

I have booked nights very last minute and have never seen availability so scarce in my over 10 years of ownership.
 
I also checked Poly for the summer last week and there was nothing. Today it was wide open mostly. Something strange in the neighborhood.
 

Also, I’m seeing notices in bold red above applicable resorts that are old and no longer applicable? I am pretty sure the older info was removed but is back now?

They’ve been there since they were added. Apparently it is too difficult to code them to drop off after a certain date and nobody within DVC actually looks at their own website. Heck they even added a warning to look at the refurbishment page before booking and it is out of date.
 
I heard that Disney is offering a lot of upgrades right now to guests at moderates and values, then rebooking those cheaper rooms as they are in bigger demand. Is it possible these are the upgrades?

That is definitely something that could be a reason just like they did in 2020 when all resorts did not open at the same time.

Another thought along these lines..if they have less areas of a cash resort open..it can save on operating costs for them to move guests to open DVC resorts since those must remain open.

Well, we just past to inside 60 days for that time. Prior to 60 days out Disney needs to have points (unsold, 2% reserve, traded for cruise or hotel collection, or ROFR they have not sold) to book/reserve rooms. Those points have a home resort and UY, and are subject to all the same rules as our points (7 month, 11 month, expiration). Once inside 60 days, they can "sell" any unbooked room for cash under the "breakage" clause. They then offset dues with some of the revenue. It is all detailed in the POS. So, availability disappearing at the 60 day window is not totally unexpected.
I would agree this could be the case but this is every room in every category and every resort for May and June. Never have seen that before.
 
There are some random rooms that just popped up at BLT for both May and June.

ETA: Kidani also in June.

ETA2: VGF as well. Must be slowly moving stuff back into inventory.

Just to clarify, they do have the right to anticipate rooms that might be available still during the breakage period...that 60 days...and pull them before hand...
 
Thanks everyone- A two bedroom at SSR opened up and I was able to snag it this morning. I am so happy!
