Next DVC Project? -- Animal Kingdom Lodge -- Picture of Notice

If I'm not mistaken, the "Notice of Commencement" is exactly what it sounds like. I believe it's the formal notification to the building & zoning department that you have actually started the work B&Z gave you a permit for. I don't see a date on that form, but if it's recent, those model rooms could already be started.

OTOH, if DVD owns the hotel, they could also be models for the new refurbished Concierge rooms...although I'm not sure that makes much sense either.

I don't think that this necessarily means that the DVC Villas will be on the 5th floor, just that the models will be.

I agree that it doesn't make sense to build a model at AKL for villas to be built at a different resort. But it could be models on the 5th floor to show off villas that are being built/remodeled someplace at AKL. It could be a new wing, a new building or a remodel of some area within the current lodge.

It sort of does make sense to me if the DVC units would need the deeper rooms of the deluxe rooms on the 5th and 6th floors.

It would make no sense to me to build models on the 5th and then redo those rooms back to regular rooms. And if it was just units in other parts of the current AKL it would be illegal I think since the rooms on the lower floors are smaller.

Perhaps the club lounge would be moved or club level would only be the 6th floor now although that seems unlikely since half of the 6th floor rooms are pool view.

Does anyone think the DVC at AKL would follow a model like the Inn part of Vero Beach?

The sf of any reg savannah view room that I have ever stayed in is 340sf. I don't know if what they call a Deluxe Savannah is larger, but they would have to build some larger rooms to be DVC rooms. This is a great property. I would buy there over CV. This makes for interesting reading, for sure! I do hope one of these are true.

Wow ... this is definitely interesting ... I was hoping for VAK before VCR personally, but like most have stated, 'both' would be great! ;)

Someone mentioned in a previous post that construction might disturb the animals ... if they build a whole separate wing, wouldn't that be cause for concern?

Also, building the models on the 5th floor doesn't seem out of the ordinary. I think DVC would want to get the models 'up and running' as quickly as possible. If VCR was next, I wouldn't be surprised if they did work on some of the rooms in the tower for the same purpose. :confused3

I agree this is a notice that work is starting. What is strange to me is the lack of a date, a date of submission, and a date of commencement. In thirty years of submitting building, zoning, environmental impact and other permits and applications, I've never had any that didn't have to be dated.

Is DVD only concerned with DVC? Is DVD the current title for the old Disney Development Company? :confused3

it will be graet to have both vak and vcr in the near future. have vak like vwl a small resort, not many rooms for dvc. they could do both of these at the same time give people some choices. when i joined in 2000 they had four places i could choose from, bwv, okw,hh and vero. i expect it wont be long maybe 5 years we will be talking about the poly and grand floridians becoming part of dvc. maybe 10 years if they build a big resort like ssr or okw. after the poly and grand floridian becoming part dvc they will just have to build new resorts. they are not going to have it at moderate resorts, i dont see them putting dvc in the yacht club since they have bcv right there.
the swan and dolphin is not disney. did i miss any resorts where they could put it at inside wdw

What does 3 existing bays mean? Just 3 existing rooms? So a lockout 2 BR?

This is a picture of the notice. It was filed two weeks ago. Please note two key statements in the notice (boxed in red).
(snip)

Excellent detective work! :thumbsup2 Since you're adept at surfing out info, you might want to consider the same for the rumored CRV.

If the rumors are correct, demolition is set to begin October 1st, the permit application process should already be in motion. With less than two months to go, I would think the demo and environmental app's have already been submitted.

Does anyone know if WDW files it's construction permits with RCID only, and not to the county? If so, at least a notice of commencement must be filed with the appropriate county.
BTW, the Centex Corp mention in the notice was involved with WL. It's on their website

kimber, the deluxe rooms are 381 sq ft according to allears.

I checked the DVC site and compared BCV: studio-365, 1BR-726.

So the numbers are close with AKL deluxe rooms actually being a little larger.

That makes sense to me. That's what they have at BWV -- it's sufficient to show all villa types except GVs. I also agree with your earlier comment that putting the model on the 5th floor makes sense because those rooms (as well as those on the 6th floor) are 4 feet longer than the rooms on the lower floors.

"Large" as in Centex handles multi-million dollar type projects, not "remodeling of 3 rooms" projects. Seems like a reasonable assumption that Centex will be involved with the greater DVC project.

I've never stayed at AKL , but wouldn't the view be much more " AWE " higher up at that resort. Just thinking a better view of all the animals would be better selling point , weather or not thats what the buyer would end up with . This all if AKL is the next DVC .

This is really something - with the deluxe rooms being down, the models being done, what my guide said about their rumors being 200 room VAKL.

The 5th floor rooms at VAKL are (edited from allearsnet):

Deluxe savanna View 191 rooms. Deluxe rooms are on floors 5 and 6 and are 381 square feet. All rooms have balconies.

This number of rooms goes a bit along with the 200 rooms, except that two rooms would be needed for the 1brs. So reduce the amount by an appropriate amount of 1br/studio lockoffs. And you have VAKL on the 5th and 6th floor. All Savannah views.

Wow. Now that would be something!

I would not expect they would put model rooms on the 5th floor of VAKL and display that view if they were going to build a separate, smaller building to the side. But who knows.

This one seems like it's in the can.

And I found the document also - the end date of the document is 12/31/06.

Some of the 6th floor rooms have pool views though. I believe it is half of them. As you walk into the lobby, the ones on the right on the 6th floor overlook the pool. The ones on the left overlook Sunset Savannah.

If all of this is true and it sure looks promising, I wonder if the 6th floor concierge lounge would become a DVC public area?

Maybe they'll need to use that public area to make space for larger rooms?

jdg, if you mean the concierge lounge it is not big enough to make into multiple rooms. Plus it is too stunning of an area to not use as is IMO. Finally, it overlooks the lobby and the back wall faces the parking lot although there is no view of that.

Thanks for the heads up! I've never been so wasn't sure how large it was ... :goodvibes

All this detective work is incredible! I'm excited for CRV, but I would be over the moon for an AKL DVC :teeth:

I'm just waiting for the official release.
