News: Disneyland Hotel Villas to have Resale Restrictions

Resale restrictions are not smart for Disney’s long term branding. The most important value Disney showcases is being trustworthy. I don’t think Disney is going to scam me. I expect to pay a lot but also get a great product. DVC is respected partly because of the resale market. Now imagine people buying dvc and then realizing the resale value is basically nothing because of restrictions. That would piss of most people and turn Disney into just another money grabbing corp scammer that we can’t trust with our children. It probably sounds a bit dramatic but that’s how our subconscious works. I think limiting resale contracts to only being able to book at current resorts is smart. Keep the new resort shiny and restricted.
Resale prices gave DVC respect. Letting them drop is going to cause people to feel scammed.

Flip side is that many of us went in not excepting or caring about resale value. And, to be honest, the majority of buyers who buy DVC are not well versed in the resale market and most do not even think about this in the end.

As long as the parks exist, there will always be a market for DVC, so it’s not going to be like other timeshares…you will have someone interested in it…even if one has to give it away. And, places like RIV, and what could replace BWV and BCV, will still be popular as places to own even without trading.

And, DVDs main concern and for about selling their product…making resale a different product achieves that. Once there are more resorts with them, it wont be seen as different and I believe it will level out.

I'm wondering if the high dues are because DL is in an earthquake zone? Yes there are no transportation costs, no beach erosion, etc. But if you have the big one and need to rebuild - that's going to cost, big time. We have earthquake insurance on our home (live on the west coast of Canada) and believe me - it is not cheap! Just a thought.

Im still confused why restrictions at VDH impacts the long term. The buyers that want to use points at DL have no problems with restrictions because there are 2 places.... one that is impossible to get into and may become more impossible as the pool of resale points grows (points that can only be used in the original 14). The buyers (and there are a ton of them) don't care they don't want to fly all the way to Florida every year. They will rent their points out and then rent someone's WDW points and probably make money on the trade. The point value is still better than good neighbor notes and that is the equivalent of the moderate resorts at WDW. Sure VGC will skyrocket in "value" for those that own points... but those who want to purchase get your wallet out.
 
I think resale restrictions on DLT will devalue that property more than Riviera. At least with the Riv you are still in DW. I would expect very few people on the east coast would be interested in a DLT resale. On the other hand this should boost GCV resale costs . Even people on the west coast would probably want to use those points at AUl once in a while. Cant be done with restrictions. Bad choice by DVC.
Actually a good choice by DVC from a business perspective. Depressed resale prices will allow DVC to ROFR those points on the cheap in the future to be able to resell them as direct.
 
For those of you who aren’t reading every page of the second VDH master thread, Disney’s newest POS they’re sending out with new contracts confirms that Villas at the Disneyland Hotel will include resale restrictions.

Kind of kills the theory that Riviera will lose them someday. See post by @nlenguyen :
Confirmed by a guide at Riviera yesterday as well. Something else to add to the Poly Tower rumour mill!
