Ok, I have been reading and researching DVC ownership and I believe it could work for our family. So before I make that call, please answer a few questions if you would be so kind:)

SSR would be $89.00pp minus the $10.00 incentive = $79.00
Use year 12/03 Now if I purchase 200 pts is the total
15,800 with 2000. applied as a dp bringing the balance to 13,800 or is it 17,800 w/ 2000 dp bringing the balance to 15,800 (i hope i didn't lose you!)

And are there any other fees, taxes or costs incurred or is that the price.

Also, I see people are still buying at other resorts, is this on a waitlist basis? Are there any incentives offered or is it one set price.

We typically travel to WDW in Oct, Nov, and May....Is a December use year good for these travel periods?

I understand that no payments are due for SSR until 5/2004. So how does the deposit work, or wouldn't one be needed because of the incentive?

Also, I read a post that one person referred SSR and OKW as moderate accomadations as opposed to the rest being deluxe!! Now is this one person's opinion or the concensus.

One last question, if anyone can refer a very, PATIENT
guide, I would appreciate it.

I'll give it a shot...
#1- Your price would be 15,800. No other hidden fees or costs.
#2- There is limited availability at BCV and I think at Vero Beach, otherwise you have to go on a waitlist for add-ons or go the resale route.
#3 - Typically you want to purchase a UY that is just BEFORE your preferred travel time. That way, if you have to cancel for some reason, you still have a long time in which to use or bank your points. (December wouldn't necessarily be a good UY for you if you travel in Oct./Nov. but it is okay for May)
#4 - Not sure about deposit for SSR but many here will know.
#5 - You will find varied opinions on all of the resorts. Take them with a grain of salt.:)
#6 - Randy Cook is our guide and I like him quite a bit.

I think your second money thing is the one 17,800 w/2000 - $15,800 is what you will pay.

please kept in mind that are bunch of people are buying right now - so please be patience - she always returns phone call - but right now it might take her a while

that is the price if you buy through DVC

you will always have to paid an annual fee each year.

the problem with both OKW and SSR are they are not really close to a theme park - you transportation is by bus to the theme parks - and no - I think OKW is wonderful - the only thing that the other DVC resorts that it does not have (and I would like) is a good room service. they have take-out at Olivia's but take out is not room service. Okay I can be very lazy....

other than that OKW is wonderful!!! It is one of the reason (one of the main reason) that AAA does not consider it a 4 star resort - the other one valet parking it really does not need.

I love the space and most of the time the location of OKW - but sometimes I like to look out my room and see Spaceship Earth (BCV), or walk down to the beach and see the EWP (Electric Water Pagen) (VWL) - or be able to walk to the Studios after the Fantasic (BWV).

you will stay at and learn to love all the DVC resorts - believe me it is worth it!!!

I can't answer all of this - but, I can tell you, when buying from Disney - you will pay no closing costs...

All of the other DVC resorts are sold out - but you can wait list for them. I spoke to MS this morning, and she said they had had a meeting just this morning saying BCV was officially sold out. But, while so many contracts are still "in process" - you would probably have the best opportunity of getting a waitlist request, there.

In my opinion, December is NOT the best use-year given your described travel patterns. Should you have to cancel a trip reserved for October or November, you would have very little time to use your points before the end of your use-year, and would be past your banking window.

These comments are definitely the opinions of some - but definitely not all. Each DVC resort has great things to offer - don't be swayed otherwise!! :)

Marc Turner(407-827-1898 + 800-340-6419) is a low pressure,excellent,informative guide that always returns calls. He has been with DVC since its inception.;)

Your actual price for the points will be $17,800 -$2,000 (incentive) = $15,800. You will be required to put down $1,780.00 on your purchase, because all sales require 10% of your deposit to be in real money (this change happened last year). Sooo.... What you'd end up with would be:

$17,800.00 ----> 200 points @ $89/point
- 2,000.00 ----> SSR incentive
- 1,780.00 ----> 10% downpayment
-------------------------------------------------------
$14,020.00 -----> Total Amount Financed

DVD will pay all taxes and closing fees.

There is limited availability at some other resorts. It is mostly on a waitlist basis to current owners, but there are probably some exceptions depending on the UY you are looking at. I know that for current owners, BCV is available for $84/pt w/ $10 MB (but remember... with MB, you will give up this year's points).

I wouldn't get a December UY if you know that you will always travel in the fall... but remember, circumstances change over the course of 50 years, and so do travel patterns... you may not always travel in the fall. You may want to look at a June/September UY, so that you still have time to bank if plans fall through.

Like much of what you will find on this board, it's one of many opinions... it's just that some people prefer being a bit closer to theme parks, or attached to hotels, while others like larger rooms or being near DTD... you'll find that DVC owners are a diverse group with vastly different opinions!

I really like our guide. Our guide is Randy Kruger (800-501-8671). He is a great guide, and BEYOND patient!!!! He dealt with us for almost 2 years before we purchased, and he always makes me feel like he has time to chat and answer questions. He is a Senior Telesales Guide, so he specializes in phone sales of DVC.

I reccomend Ranyd Krueger for a guide. He was our original guide, and I wish he still was!
 
Thank you so much for all the informative replies. Well, I called yesterday afternoon as was assigned a guide Ricardo Quiroz. He was very nice and patient with all of my questions.
So after discussing it with DH, we have decided to waitlist for BCV for 200 points. Our guide didn't think we would have a problem. So we shall see:)

1( Check out the resale market.
2) You should be able to save money per-point.
3) At 200points, this should overcome the closing costs.
