Newbie Question

Our family is trying to make a decision on being part of the DVC family.
My question is this! I would like to purchase about 250 points for use during the summer when our kids are out of school. I would like atleast a 1 bedroom unit and maybe a 2. Our boys are 12 and 14.
My first choice of a home resort is the Disney Beach Club Resort.
I recognize that it is very popular and a bit tricky to get my hands on one with that many points. The resale agent said she would call me if one comes availiable but there is considerable competition for them.
She suggested another resort which would be easier and cheaper to come by.
My question for those of you who have indepth knowledge of the way things work is this. How important is it to have an 11 month window for the DBC. Would it be better to just settle for something else and hope that with a 7 month window that there would be opportunites to stay there/ or once one settles in as a DVC member one would be moving around to different resorts anyway? Also since we want to visit this summer if I purchase something this week and we become members with points in middle May would it be too late to find a Villa with one bedroom.

BCV is one of the smallest DVC resorts. Even if it isn't extremely difficult to book today at 7 mos (which is still debatable), it will only get more difficult in the coming years. The more people that buy at SSR or other future resorts, the more non-BCV owners there will be trying to book at 7 mos.

Buying a BCV resale in time for a June stay is a bit of a stretch. Once you find a resale, you still need to agree on a purchase price. Then DVC has 30 days in which to potentially exercise ROFR. If no ROFR, you then move forward with closing. After closing, it takes another 1-2 weeks before you are in the computer system to make a reservation.

On the other hand, if you want to buy SSR direct from DVC, you could literally give them a deposit and make a reservation in the same phone call.

The advice I think most people will give you is: Buy at the DVC resort you think you will be using the most.

Disney's Beach Club Villas (BCV) is very popular. A lot of that has to do with the 3-acre pool, Storm-A-Long Bay (SAB). And frankly your kids are going to love that pool.

I think the 11-month window is extremely important. Remember, most schools are closed in the summer months just like yours, so it is jammed.

Check for resales, I am sure you can find your 250-points in a relatively short time. Good Luck.

Don't settle when it comes to this type of purchase. You will regret your decision for the next 37 years. Be patient, look at more than one re-sale broker and buy the place you really want.

Thanks for the advice. I am a bit concerned that maybe I am being a bit silly by sticking with the Beach Club site if a 250 point purchase might be rare. It is hard enought finding one but I have not seen many with over 200 points.
Since I never stayed at any of the places offered should I be more flexible about other sites? Dennis

Don't wait for the whole 250 points in one contract. If a 150 point contract comes up, take it. Then on your first trip, you can explore some of the other DVC resorts and decide if points at one of the others might be appropriate for you for additional points. There is always the chance that another smaller contract would come up at BCV later as well.

You don't need to wait for 250 points to become available. You might want to look for a 150 point resale and then a 100 point resale. The benefit will be that if you decide you have too many points in the future, you can sell one of the two contracts. The only drawback with this is that you will have to pay closing fees on both contracts.

Another option is to grab a BCV resale, and then to go through your DVC guide to try to pick up the remaining points on the wait list. Wait List points become available when DVD exercises ROFR on contracts.

I agree with those who suggest that you get on as many resellers lists as possible.

Don't just look at the listings! Make sure that you get on each companies mailing list, as many of the contracts sell before they are ever posted on the public boards.

I noticed that you have another thread asking people about SSR, but you really, really like and want BCV. We don't have even a years worth of visits behind us, and we're empty nesters, but just how realistic is it that you will always be able to make ressies at 11 months or at least before the 7 month window opens for all DVCers? There are 2 other statements/threads out there right now, one talks about a work conflict and having to change plans, and someone else says they make the plans for DVC and all else revolves around it. When we traveled with sons we couldn't make plans 11 months out, maybe 7, but there were sports camps, tournaments and other things that "happened." If you think you will usually be able to plan so far ahead, then by all means stick to BCV, I just wanted to point out that for now, at least, once 7 months out comes, everybody's home is up for grabs.

This is actually a very good suggestion.

To take it one step further, if you really want to get something done in time for a summer trip this year, you could always buy 150 direct from DVC at Saratoga Springs. That would give you the 50 year contract (as opposed to 38 years at the other resorts) and enable you to make a reservation almost immediately.

Then you could get on the waiting list with resale agents for a 100-pt BCV contract. With the separate BCV contract, you could use banking and borrowing to get up to 300 points to book at 11 months every 3 years.

But, above all, stick with the "buy where you want to stay" mantra. If you really don't have any interest in Saratoga Springs, then I wouldn't recommend buying there. At the same time, don't get the idea that you'll be stuck at your home resort for the next 4 decades. There will be situations where you can easily book the non-home resorts and situations where it's impossible to book non-home resorts.
