I understand it will take some time for ROFR before everything happens on a resale contract. My question is what goes on up front? Do you pay the whole price of the resale contract, closing costs, etc… or does all that come after it all closes? Let me know thanks

You pay a deposit (typically $1000) to title and pay the rest once Disney waives ROFR. If Disney exercises the ROFR you get your deposit back. You can put the deposit on a cc.

You might have to put a bit more than $1,000 down. I think it really depends on the cost of the contract(s). Some like to put more down on their credit cards if they are able to for more rewards points on the transaction :)

Also, don't forget that everything can be negotiated on a purchase including what title agent you use and who pays the dues.

Good luck!

I agree. The first resale contract I bought, I put down 25% ($2,500). The last one I bought, just three months ago, I only put down the bare minimum ($500) because I knew ROFR was taking forever and they were grabbing a ton of contracts.

Thanks, yes I was going to ask for seller to pay dues to keep the price per point up to try and avoid ROFR

Disney doesn’t make a decision solely on price per point. They factor in total costs including if the seller pays closing costs and MFs. If they like the total price of the contract they will step in as the buyer and take it.

I think the deposit can vary based on the Title company as well. I had a 25 point resale contract that I was allowed to put up to $1,000 on a credit card with one title company. On a 35 point contract, I was able to put up to $5,000 on my credit card. Like others, I like to use my card for the points and then pay it off.

I put $1,000 down on all my Mason contracts. Mason is who I would be using.

The deposit is $795 at the DVCSTORE where I have purchased several resales.
