New DVC Member... maybe

I'm seriously considering a DVC purchase especially with the current incentive. My question is in regards to use year (I'm still a little confused about it after all of the research I did). If I purchase a 150 point contract with the DVC this month and I get a December use year, is that 2004 or 2005 points that I'm getting? If it is 2004 points, are they bankable? I'm not planning on going to Disney for the remainder of this year (we were just there a few weeks ago), so I would not be able to use the 2004 points by the end of this year.
 
Unless you specifically want a Dec Use Year, I'd just accept the Use Year they are currently selling as you would be able to bank those points. Without making a special concession, you are already beyond the banking dealines for the Dec. Use Year. If they are selling June now, they will be 2005 points and you can bank all of them thru the end of November. You will only pay dues from the date you make the deposit to the end of the year- so 2005 dues wil be the same regardless what Use Year you have.

With a June Use Year, you would be able to bank the 05 points and will get another allotment next June.

If you purchase from DVC, you will get two year's worth of points, for your first year. They will allow you to refund your first set of points for a 15% discount on the purchase cost, meaning that you will only have to come up with 5% as a down payment. The second set of points is your regular use year and will be good from Dec 2005 to the last day of Nov 2006. If you decide to bank those points, you have to make that decision by day 180 of your use year, to keep 100% of those points banked.
 
Ok, so let's say I have a June use year and I bank 150 2005 points. Do I have to wait until June or after in 2006 to use my 300 points? Does the new years worth of points become available to me the specific month of my use year or is at the beginning of each year regardless of my use year month?

Well... if you banked your 2005 points you could not use those 150 points until June 1, 2006. So you would have 300 points available on June 1, 2006.

However, if you banked your points and then decided to take a trip before June 1, 2006, you could borrow points from your 150 point 2006 allocation (but you could not unbank your 2005 points).

You would get your yearly allocation of points on June 1st of each year.

The points are already in your account for all the use years. They are only valid for vacations within the use year unless you bank or borrow. So for a June use year -

2005 use year points are good for stays between 6/1/2005 and 5/31/2006.
2006 use year points are good for stays between 6/1/2006 and 5/31/2007.
2007 use year points are good for stays between 6/1/2007 and 5/31/2008.
2008 use year points are good for stays between 6/1/2008 and 5/31/2009.
etc.

If you bank your 2005 use year points, they become valid for stays during your 2006 use year (which runs from 6/1/2006 and 5/31/2007).

You can always make a reservation at your home resort 11 months prior to check out and 7 months prior to check out for a non-home resort. You just need to have points valid for the dates you want to stay.

So fro example, if you want to stay in March of 2006, you would need to use 2005 use year points (because that is the use year March 2006 falls within) or you could borrow points from your 2006 use year.

I've read about this, isn't it like Magical Beginnings or something? Does anyone know if they are allowing this "buyback" including the current 15% reduction in point cost at SSRS?

The 15% reduction that you've heard about IS the buyback. It gets kind of confusing when you hear about these things using several different names but which refer to the same thing.

BTW, if you bank a point from use year 2005, it is lost to that use year. Therefore, it only becomes available at your use month, in 2006. And those points can't be banked again. Example: I bank 200 points in 2005 and can't go to Disney in 2006-2007 from my use month till the next one. Therefore, I lose those 200 points I banked. The maximum points you can have in a use year is 3xyour annual points (200 banked, 200 use year and 200 borrowed from the next year).

Also, the opposite is also true. If you borrow 100 points to make a reservation, then you lose those points to their original use year, perminently. Therefore, if my plans fall through, I can't send those points back to their original year, or bank them. So, if your plans fell through, you can still bank your original use year points (if you're within the 180 day point) but the 100 borrowed points will expire at the end of the use year.

I don't believe this is correct. I believe what you are referring to is when DVC lets you give up the current year points for an additional discount. I don't believe they are allowing that right now.

With the new 15% incentive, you don't have to give up the 2005 points to get the discount.

No, that's not what I was saying. The 15% incentive is for what you could call a previous use year. For instance, I bought 200 points in May 2005. They gave me 200 points immediately, and I got another 200 in Sep 2005, my use year. I sold back my first 200 points back, for my 15% rebate.

The earlier incentive was called Magical Beginnings and had several different looks over the years. Basically, all involved foregoing the first year's points to accept the discount. Prorated annual fees were still paid for that year.

I'm not aware from the desription posted online that the first year's points are forfeited to accept the 15% discount. Hopefully someone will post a correction if that is the case.

My understanding from the description posted on the member's site is that the current 15% discount incentive does not require losing the first year's points. Those points may be used for a reservation or banked subject to normal banking deadlines.
 
If you do buy into SSR now with the special promo, your use year will be June.

We weren't planning on heading back until Mar '07, and I was thinking 7n cruise but maybe now m-r ssrs + 3n cruise
I could buy 158 (316 e/o year for a 2br at ssr in march) now
My UY would be June, so my '05 points would be good from now til May 31 '06
but, the '05 points can be banked to be used between June '06-May 31 '07
My '06 points can be used from the same period between June '06- May 31 '07
So we would have 316 (the amount we need in March '07) and then could keep banking the year after we go to the next until our needs change??

The dues seem high, but we haven't looked into other types of vacation ownerships are they always??

We have to consider park passes + airfare everytime we go. That can be a downer.

could we use those '05 uy points to exchange for somewhere in Hawaii in May of '06 and then borrow from '08 to go back to the World in '07 and then continue to borrow fromthe even years to go every odd year?!
