Need Advice about buying a house FSBO

We're considering buying a FSBO house. The owner claims that he had the house listed last year with a RE agent, but it didn't sell. Even though we'll have an inspection (of course), I have to wonder why the house didn't sell. Was it price, was there a inspection that went bad? Is there any way to look at MLS listings that have expired with no sale? Can anyone give any advice about buying FSBO? How can I find out if the house didn't sell due to an inspection issue? I figured if I can find out where the house was listed, maybe I can contact the agency and get some info from the old listing agent.
 
I don't see WHY it matters why the house didn't sell then. You only need to worry about covering yourself (which a proper sales agreement/contract will do). You simply state the selling price, contingent upon appraising at least for that price (cause you CAN buy a house for more than the appraisal - a bank just won't loan over the appraisal price) and all the normal contingencies you would include.

Not selling a year ago could have just been the market......you have no way of knowing WHY.
 
I agree that the market played a part in the house not selling. Really doesn't matter why. As long as you feel its a good fit for your needs is really all that matters. Retain a good real estate attorney and things should be fine. We bought our current house as a fsbo and it was the smoothest transaction ever. I'm all for dealing directly with the owner if at all possible. The more people involved the more communication tends to break down.
 
there will be alot of houses that go back up for sale next year around here-the market has tanked and alot of folks that already bought elsewhere are cutting their losses by converting to rentals to cover their costs (after the houses have sat for months).

there can be loads of reasons something has'nt sold-competition, house needed updating/general declutter-cleanup, maybe it was overpriced back then (and sometimes drasticly underpriced scares away buyers too-they assume its because there's a hidden defect or psycho neighbors!).

i think if i were doing a purchase of a fsbo i'de contact a reputable agent i trusted and cut a flat dollar amount to represent me (they will have an easy sale, no out of pocket expenses so they may jump at the opportunity). agents talk to one another and may be able to find out/may know if there was anything odd about the last time it was for sale. you also get the benefit of having a 3rd party that is knowledgable about real estate laws, trends and the like (and they tend to have great connections to get building and pest inspections, appraisals and the like done much quicker than a private party).
i know real estate attnys. are standard in some states (not here)-but unless an attny. is absolutly needed, the expense and lack of access (they tend to be less available and less able to go out to the property with you to address questions/concerns) makes me less likely to consider using one.
