Has anyone had their house built this way, I am trying to weigh the pros and cons and I can't seem to find anything negative even though I have newver done anything like this before. I have been looking at house but I would rather start new, opimions please if you have done this> TIA

No, I haven't, but I have researched it and have a bil who was in the business in California.

From what I have learned, a modular home has more quality control since it is produced in a factory. Less can go wrong. So from a quality standpoint, you are getting a high quality product. Also, putting together the house is supposed to be much quicker then using typical construction methods.

The disadvantage to a modular home is that there are limits to room size. A room that is very large, may not be manufacturable. Also, you will probably be limited on your designs.

I believe that one of the cons is that they don't appreciate in value like a regular house, but depreciate like a car does.

I am replacing my current home with a modular in just a couple of weeks. So far, I have not found a negative reason other than I can't repaint the walls for 6-12 months. They definitely are better made. They are built to within a 1/16th of an inch of being perfectly square. They have to be able to withstand the travel from the factory to the building site. It was far less expensive. The company was highly recommended by a family friend who put in their house 7 years ago. And, I will be "homeless" for only about 6 weeks rather than the 6 - 12 months if I had a "stick" built house. You can have all the same options/features/upgrades of a stick built. I upgraded to hardwood floors and central air. I will have a full basement and an attic.

Most companies have a standard portfolio of designs but will customize whatever you want or use your own design. I don't think room size is much of an issue. Some of the model homes I saw had rooms that were huge.

I can't wait to see those two big trucks coming down my street soon!

There is a difference between modular and manufactured. What are we talking here?

Modular's don't typically depreciate, manufactured can. Make sure you know the differences when you are weighing your options. I'd go modular.
