As I was reading through my ownership materials a few minutes ago, I found this in the "Product Understanding Checklist" that has to be signed and returned.

19. Occupancy in DVC Resort Vacation Homes is limited to 4 persons in a studio or 1-Bedroom, 8 persons in a 2-Bedroom, and 12 persons in a 3-Bedroom.

So it got me thinking, and I went and pulled out the materials that I had gotten in 1997 when I bought BWV. It has the EXACT same verbage! So, there you go. DVC DOES regulate the number of guests in a unit, it is in writing, and anyone who owns DVC has signed that they are aware of this.

Regardless of what a guide tells you, the written rules that you sign are the ones that you need to abide by.

The thing that isn't in writing that I could see is what rights DVC has to penalize members who break the covenents (rules).

I don't think anyone disputes what is in the written contract. The question is then why does DVC accept reservations for 5 in a studio or 1 bedroom? Why do they allow guides & member services to tell people different than what is in contract? It is apparent that DVC has chosen to "waive" this rule. Just like they "waive" banking rules when they make the "once in a lifetime exception" or exceptions for extreme circumstances (like 9/11). There is a difference between DVC "waiving rules" and members "breaking rules". How can a member be penalized for what DVC is allowing them to do?

And I know, this belongs on the debate board.
