Can someone explain what the (sub) column for Vero Beach means in Doc's chart? What are the owners actual maintance fees?

Early buyers at VB were given a subsidy by the developer until the resort reached a certain level of completion based on the projected construction.

When the decision was made NOT to fully develop the resort as planned, subsequent buyers were not included in that subsidy. Those early buyers still receive the developer subsidy but later owners do not get that relief.

If you buy a resale contract at VB from an owner that receives the subsidy does that transfer over to the new owner? Thanks

Over the years, we've had reports both ways - so I don't know the "official" policy or how the subsidy is worded in those original contracts. I have not seen anyone report they received the subsidy for several years now, so DVC may not allow it to be passed along - or maybe they have just taken those contracts themselves thru ROFR. I don't recall ever seeing the subsidy mentioned in any resale listings either.

Good question!

Thanks Doc!! Curious about why they did not develop Vero Beach as much as originally planned? Do they still own the land or was it sold off? Could they in the future expand at Vero Beach?

Most likely the sales pace discouraged DVD from completely developing the property. At this point, they could not complete that project as originally proposed because that portion of the property has already been sold. The resort, as it stands now, is completely built out.

VB was the last of the first 4 resorts to "complete" sales and it was the 2nd resort to begin sales.
