just a quick question, if i bought a re-sale dvc package and use year starts 1st of february 2010, does that mean i can book my stay for christmas at disney for the same year, if i'm staying in my home resort, using the 11 month rule, also how much are legal fees etc when purchasing dvc re-sale,(i'm in the uk), just want make sure i get all info so i can talk the wife around.

It doesn't matter which UY you have. If you have points to cover the reservation you can book at your home resort 11 months from the day of checkin for up to a 7 night visit at a time.

The points for December 2010 stay could come from: (considering a February UY)

1. There could be points from February 2009 that were banked and could be used for that reservation.
2. There could be points from February 2010 that would be in the current UY and could be used.
3. There are points from February 2011 that would be borrowed for the December 2010 stay.

You would be booking at your home resort in January 2010 for the December reservation.

I don't know about expenses, but I'm sure someone here will help you.

You may want to speak with one of the resale brokers regarding closing costs which are based on the purchase amount to some extent. Also, I know as a seller you would have to have documents notarized, but I am not sure what a purchaser's responsibility would entail.
 
You can always book a trip at your home resort 11 months in advance of your check in date. Your UY is simply the date when your points are given each year.

You do not have to have the points in your account at the time of the reservation, but only at the time of travel. These points can come from points that have been banked, "current year" points, or borrowed points.

If you want to travel in December 2010, you can call and book your reservation at your home resort in January 2010 and use the points that you will get Feb. 1st, 2010. If you don't have enough, MS will borrow from the next year to complete the reservation.

Closing costs on a resale contract vary depending on the # of points. Most start around $350 (for small 25 - 50 point contracts) and go up from there. If you contact one of the resale brokers and ask to be put on their email list, you will get a listing each day showing the new contracts available. I know the one I get from the Timeshare Store also includes the closing costs for each contract.
