Looking for a 3 bedroom villa with 3 bathrooms

Talking with my family about a big trip with all of us (probably not happening for a couple of years anyway) and are looking for a resort to accommodate us. It would be my parents, my sis, her husband and their 2 kids, and myself and my BF. We were thinking instead of getting 3 rooms we'd get a 3 bedroom villa, but that would only work if each of us can have our bathroom - one for my parents, one for boyfriend and me, and one for my sister's family. Looking at all the resorts I see that some have 3 bedroom grand villas. But looks like some have only 2 bathrooms while others have 3 - Old Key West seems to have 3. My sister really liked the treehouse villas at Saratoga but as far as I can tell they only have 2 bathrooms. Can anyone confirm which, if any, other resorts have 3 bathrooms in the 3 bedroom villas? Some of these larger accommodations are getting into pretty expensive territory, too. OKW isn't bad, though.

All grand villas have at least 3 full bathrooms. Some have 4. The OKW GV has 2 full size beds in one of the bedrooms. All other GVs have 2 queen size beds in each of 2 bedrooms and one king size bed in the master. The GV at VGF has a media room with a sleeper sofa which can act like a 4th bedroom.

The treehouse villas have 2 bathrooms, one of which you must pass though the master bedroom to access. In addition, the 3rd bedroom has bunk beds. Those would be suitable for the children but not any adults. That would leave 2 adults sleeping on the pull out sofa in the living room (IOW, no privacy!).

Grand Villas are part of the Disney Vacation Club. Members typically have first crack at them. OKW GVs are difficult to book unless you own there. You're best chance of booking a grand villa would be to rent from a DVC member. It's unusual for them to show up for cash reservations.

All GV’s have 3 bathrooms and a few have 4. For 2 bedrooms villas, AKV Kidani and BLT have three bathrooms, all the rest have just 2 bathrooms. The most available GV would be SSR and it has 4 bathrooms, but a very small balcony. OKW GV’s are the most economical point wise of all the GV’s, but book quickly because of its value. OKW has 4 bathrooms. Well let me clarify, I call it a bathroom if it has a sink, toilet and a shower or tub. The technical definition of a full bathroom is sink, toilet and tub. The 4th bathroom at OKW has a sink, toilet and a shower and no tub.

Grand villas take a lot of points & there aren’t a lot of them - CCV @ WL has 4, VGF has 6, BWV has 7, Riv has 12, BLT has 14, AKV has 22, OKW has 27, SSR has 36. If you decide to rent points from a private party for a GV either through a broker or privately for the best chance of success plan on finding an owner w/ a lot of points to rent at the resort you want 11 months before your planned travel dates.

Is there a difference between a 3 bedroom villa and a grand villa? are all 3 bedroom villas called grand villas?

Sounds like the treehouses are definitely out - we need 3 separate/private bedrooms.

Sorry, yes the 3 br.s are all called grand villas in the DVC universe :)

Treehouses are really the equivalent of a 2 bedroom villa.

I don't know if there are any 3BR hotel rooms at Disney but if there are, they would be called "suites". Villas are a DVC term.

I believe some resorts may have 2BR suites that can connect to a 3rd room. But suites like those are all club level and quite pricey. They also do not have the amenities that a villa has, such as an in-room washer/dryer and full kitchen.

Are you a DVC member or looking to rent points or do a cash reservation? Grand Villas are very lovely, but use a lot of points and IMO lots of unused space (huge dining room and media room in some). A 2 bedroom and a studio would probably be cheaper....a place like AKL Kidani or Bay Lake Tower. It sometimes works out better if there is some “space” between the families.

We've stayed in OKW 3 BR villa several times. There are four bathrooms and a separate full size laundry room. Two bedrooms upstairs each with two beds (one room has queens the other full size) and have private bathrooms. The king suite on the main floor has a full private bath. The other bathroom is near the living room and convenient for anyone on the sleep sofa. I hope this helps.

3BRs at all DVC resorts are named Grand Villas except for Vero Beach where they are named 3BR Cottages. As noted above, some GVs have three bathrooms and some four. What you should likely do is a YouTube search for the Grand Villas at each resort -- just do a search using each resort name followed by the words Grand Villa, e.g., "Kidani Grand Villa" (and note that the 2-story GVs at AKV Kidani are quite different from single-story GVs at AKV Jambo and thus you need to do two separate searches for AKV) . You will be able to find room tours for each resort's GV for the DVC resorts that have them (Beach Club, Boulder Ridge, and Poly do not have any rooms with three bedrooms).

We stayed in a 3BR GV at AKL [Jambo House] in October [2021] and it had 3-1/2 bathrooms.

Unfortunately, I do not have a pic of the powder room [essentially the 4th bathroom], but it is located here to the left as soon as you enter the villa:

....hope that helps!

All above are great, however, before owning DVC I tried (in vain) to book a GV and had zero luck on cash. Part of the reason we bought DVC was the ability to book the GV at 11 months. Good luck

OKW 3BR books at exactly 11 months because it is ridiculous point value.

If you're a couple years out, it's not too late to buy in resale.

Or, just book three rooms at the Dolphin and call it a day.
