My brother may sell his membership in the next several months. :sad1:
Once it is sold, of course, his reservations are voided, but could he list it and say he can't close until after such and such a date?

yes, as long as the vaction is completed prior to the closing date.

Considering the number of resales he will be competing with it might be better to wait and list after or close to the vacation dates. If I was looking for a resale I wouldn't even consider one that you had to wait for months to close on, I would just go to the next one on the list. Or else the price would have to make it worth the wait.

His resale agent will note on listing " can't close until after (date) ".

So yes the vacation may be taken and he may come across a prospective
buyer who finds the terms of the contract agreeable and is willing to wait for
a delayed closing.

:)

OK thank you. He wouldn't list too close to the vacation, but in this economy they may be hard to sell.

I listed one of our contracts for sale and it was posted that it could not close until after our vacation. It sold just this last week. So yes, it can be done.

everyone here has already said it. I just thought I would chime in because just yesterday, we closed on a purchase. We had to wait because of the pending reservation. The price per point was worth the wait though.
