Kissimmee Vacation home owners, I need management advice.

My management company just isn't getting me enough bookings and I need to find another company. Anybody have a good company they can recommend?

You do not say where your villa is or in what area ........ Near Hwy 192 . or Hwy 27 etc. ?

There are many owners in the same situation as you are so join the Q in looking for another

management co. ........ there are hundreds out there BUT to find the Right one for you is

not easy .

If it is lack of bookings or low rates being offered then some of the blame can be on

the huge oversupply of villas to rent .

A lot of villas can be rented for $ 100 per night PER VILLA for a 4 bed Villa with pool .

I have seen an owner's listing of receiving $ 700 for 7 nights over Christmas 2016 ( 24th to 31st Dec )

Out of that the villa owner will pay All electric usage & a cleaning fee of $ 100 .

You ask an interesting question. As Woodview says there are a lot of reasons why you might not be getting bookings. If you will permit, I'll ask a couple of questions for you to consider.

Does your villa provide competitive value? Price verses amenities such as flat screen TV's, game room, pool/spa as compared to other villas in your neighborhood. Is your villa well maintained and kept clean? We would devote a couple of days of our twice a year visits to do a "deep cleaning". We tried the deep clean offered by the management company once. It didn't meet our standards so we just did it ourselves. And we always found a couple of minor things that needed to be repaired, painted, or replaced.

As Woodview points out there are a lot of villas out there. With more shiny new ones being built every day. This puts pressure on older villas.

Are you getting plenty of positive feedback from renters? Have you addressed any comments they have made? Do you have returning renters?

When we bought our villa we were only planning on renting it for a few years until I retired. The management company we used was OK. Good enough to keep us from taking the risk of finding a new one. Two years in we did interview one other small local outfit but when they heard how many weeks our current company was getting us they couldn't promise that number. So we just stuck it out.

Yes, it's in Windsor Palms, 5 minutes to AK, south facing pool, etc

We used to have a house in Paradise Palms that I kept booked by myself, over 325 days/year. WP is a much more sought-after community and should be easy to keep booked given how close it is to DW. I will keep looking, I was just hoping somebody had a good one to suggest.

325 days/year is pretty darn good. And I appreciate how much work it was to manage that. I've seen a number of different management company vans in my neighborhood but based on the occupancy rate of the houses they are visiting I don't think they would deliver what you are looking for.
