Little butterflies- but, few if any contracts out there that fit our needs. Reading the rejected offers made me think we just need to make an offer and see what happens.
Question- it's a December UY contract. So, points for 2026 will load Dec. 1...no points for 2025- but full for 2026 on. If they do not load until Dec. 1, does that mean no booking until Dec. 1?

It means your stay must occur between 12/1/26 and 11/30/27 unless you borrow the points into your 2025 use year which runs from 12/1/25 until 11/30/26.

As of today, June 8th 2026 you can book a stay right now for anytime from 12/1/26 through May 8th of 2027 since we are currently 11 months out from May 8th of next year.

Booking is based on which points are available during your stay. Don't think of it in terms of 'when do the points load.' Instead think about which points are available at the time of my trip (not the time you book).

If your points were loaded in September, you would be able to book a January 2027 trip with your 2026 points. You would be able to borrow up to 100% of your 2027 points as well.

December use year tends to be the trickiest to grasp because 11 months of each use year occurs in the following calendar year. We have a Dec UY and I sometimes get mixed up about which points are available for a future trip lol.

Booking is based on which points are available during your stay. Don't think of it in terms of 'when do the points load.' Instead think about which points are available at the time of my trip (not the time you book).

If your points were loaded in September, you would be able to book a January 2027 trip with your 2026 points. You would be able to borrow up to 100% of your 2027 points as well.

Yes! That clarifies it! It's even more boggling considering we are seeking Dec UY but must pay 2026 maintenance fees but no points until end šŸ˜‚ My brain wants to pay just once a year - 12 months apart šŸ˜‚

Yep as was said above, use year tells you when the trip must take place. Since you have a December use year, your period of use will always be 12/1 to 11/30 of the following year. Since your first set of points is in 2026, you have points that are good from 12/1/26 until 11/30/27. Remember though, you can ALWAYS book 11 months out for your home resort. Use year does not matter for booking. The only question you need to ask yourself is if you are within 11 months. If yes and you have points that WILL be available at the time of the stay then you can book.

First, congrats on starting your DVC journey! Second, paying the maintenance fees to the seller is negotiable and some people have it written into their offer that they will not reimburse for the current year's MF. It's more common to see that happen towards the end of the year, but it does happen. It may make an offer less appealing to the seller, however. Unless you have some odd situation like a delayed close, I'm guessing you'll see your points loaded in late July or early August.

I was trying to negotiate the seller pay 2026 fees, but they bsnked 90% of 2025- so we have those to use- just figured I can't expect a 'great' deal when I'm under a time constraint to book that January trip. Still waiting on first offer feedback. But, there is a glimmer of light so far-

Nice that it is coming with points already! Hope you hear back on the other contract soon!

Your points are already loaded for each and every year for your contract. As others have mentioned it's the date of your trip that's controlling as to which points you use, and when you can book your trip. The contract already has its 2026 points, 2027 points, 2028 points, 2029 points, etc. If you want a trip in January 2027 and you have a Dec UY, that's within your 2026 points window. So you would use your 2026 points. When you can book is either 11 months from your trip if it's your home resort, or 7 months from your trip if it's not your home resort.

As mentioned in another thread, I'd suggest booking ASAP as soon as your points are loaded as you're already behind on booking for a January trip.

I'm trying to think this through (and not quite awake).

You won't have the contracts in your DVC account until at least August, maybe September, and that's assuming that everything goes smoothly. Sometimes Disney ROFRs a contract. Sometimes the sellers are slow to sign for no apparent reason.

I don't know the exact dates you want, but I think the Marathon is January 6-10. Lots of people want to go to Disney then.

And the MLK holiday, when some businesses and schools have the day off, is Monday January 18. Lots of people want to go to Disney then.

You're not supposed to post exact vacation dates on here, but keep in mind that January might be hard to book at under 5 months.

If your travel dates are locked in, have you made a refundable hotel reservation as a backup plan?

It is frightening!! I made two offers in ten minutes- the second accepted after counter in under 20 minutes. Did not hear from first- but put really low bid- found a better contract and put offer on that...after securing these two- we'll be in the market for another 150 point contract but that will be split between our kids- so letting them select resort- they'll split maintenance fees and we'll cover upfront costs- in 15 years, we'll pass one deed to each child- see, I have all this 'figured' out- now- let's wait for life to throw those wrenches in it. šŸ˜‚šŸ˜‚šŸ˜‚šŸ˜‚

Yep- it'll be iffy- but, we are booking a 2 br lockoff or space that can fit 9 and infant- I'd be more worried if we needed studios. Just hoping something opens up and both these contracts clear- oh, and need to plan daughter's wedding. šŸ˜‚šŸ˜‚ We can all take off easily from work or work from there- family just needs 3-4 days notice- so, I'll be checking daily or adding name to waitlists ā¤ļøā¤ļø

A 2 bed lock off requires a studio and a 1 bed room so you do still require studio inventory. Good luck, think you’ll need a bit of it.

Aha!! My knowledge bank increases with all these posts! I thought we saw 3 bathrooms in a CC lock off but all the info I can find just says 2- are there any other types of lockoffs or a way to see which ones have 3 baths?
