I don't know anything about the breakfasts, but it is not a Disney hotel. It resides on Disney property, but it is not owned or operated by Disney.

I cant speak for the resort itself but its in a good location, minutes from DTD and US 192 area. Lots of nearby retaurants nearby as well as a grocery store and Outlet mall. They do offer Disney character dining for certain days breakfast.

sorry this took so long but thanks to those who answered...we have always stayed ONSITE and i can't believe that when they said it was a Downtown Disney hotel [nearer to my DD apartment] i immediately assumed it was an onsite property [new]...oh well looks good and we have a car so we'll be fine anything Disney is great....

I just went for a quick trip this weekend. I booked very last minute and got a great rate. Nice hotel. Rooms are up-to-date and very clean. There is a character breakfast on Tues, Thurs, Sat mornings from 8:30-10:30. It was just Pluto and Goofy when we were there. Buffet breakfast was okay, service was not okay. Had to ask 2 different people for drinks and highchair. But the kids enjoyed seeing the characters, esp since this wasn't a Disney trip (we went to Universal instead). We did walk over to DD on Sat evening. From the front of the hotel to the Marketplace was 5 minutes. Very easy walk. Pool area was great! It was a little chilly for us Floridians to be swimming, but we went later in the day. If we would have gone in the afternoon, I think we would have been okay. There are tower rooms and courtyard rooms (where we stayed) that are outside rooms. I will definitely stay here again!

The Regal Sun went through a multi million dollar reno a little over a year ago. In general it get pretty good reviews.

If using tripadvisor try to get a feel for whether peoples negatives are reasonable or not. Sometimes people complain bitterly about things that don't matter that much.
