Hi All,
We returned last night from our latest Disney adventure. Since I was traveling with my DS (17) his pal (16) and my Mom, we wanted a place with lots of room. We usually go to Old Key West but this year we gave the points to a friend.

The Holiday Villa people put us in the Royal Oak Palms. I found it to be a bit out of the way, and although I don't mind driving around, it seemed kind of far. The resort is located on Poinciana Blvd, about two miles off of 192.

The condo size was impressive - a very large living room/dining room, a full kitchen, and 3 bedrooms for 109 a night. Not bad. There were a few problems with the condo - a large iron burn on the rug in front of the television (who irons on vacation, lol?), the air conditioning sensor wasn't calibrated properly and the place was way too cold, and there was quite a bit of dust. The thing that bothered me the most was the mold outside of the unit. There was mold on the railings and on the porch. YUCK!!!! My mother's asthma flared up from it.

The bedrooms consisted of a queen bed in the MB, two twins in 1 br and 1 double in the other br. The MB was the nicest and had a back porch and a second bathroom. The other rooms were completely undecorated and looked too spartan. There were two tvs - 1 in th lr, 1 in the mb. The remote to the one in the mb didn't work. However, the unit was certainly comfortable for all of us. The lr had a sleeper sofa and a regular sofa, so you can easily fit a large family in this unit. Having the washer/dryer helped, too. We went home with clean clothing and we were able to wash our towels and bathing suits.

Checking in was weird. You check in at a shopping plaza on 192, and then they tell you where you will be staying. Our unit was set pretty far back and was a hike to the pool & clubhouse area. The clubhouse advertised that they had food but because it was off season the only food they had was microwaveable sandwiches. Another yuck. They had one internet terminal and charged 5.00 for 25 minutes, but they have a very slow 33.6kb connection and it took forever just to dump the junk mail from my yahoo account. The pool and hot tub were clean and nice.

So, those are my observations. My son said he wouldn't go back because he likes to be closer to the parks so that he can go on his own.

Any questions, let me know. :D
