It's Almost 2026, Would You Buy a 2042 Resort?

I'm in the process of selling my one large contract in exchange for a couple smaller ones to gain home resort priority. I see a variety of 2042 resorts listed for sale on that one site that lists all the contracts from brokers. I'm surprised to see some for under a 100pts that have been on the market for weeks. Is the expiration date really holding people back? The years left is basically someone's childhood, and then you could buy something else. What am I missing? Should I go for it and make an offer?

If it's a resort that you love and/or you will be staying at Disney on the regular between now and 2024, you absolutely should make an offer.
Most people don't keep a car that long, a boat that long or an RV for that long. Knowing that you have a vacation home ready for you and that you don't have to do the maintenance on it, makes a 16 year vacation home worth it IMO. I also think it's appealing that you have an automatic out at the end of the 16 years.

The DVC salespeople push longer contracts because people think they can get 50 years instead of 16, which is true. That's not always how they'll want to vacation for the next 50 years, though. Many buyers only feel comfortable buying something that they think will have resale value when they are done with it. That's one of the reasons why they wouldn't buy a 2042 resort.

I wouldn’t buy one now because none of those resorts are at the top of my list.

However, if any of them were, then I wouldn’t hesitate to buy them.

Personally, the only 2 I would contemplate would be BCV or BWV and that is if you know you absolutely love one of those resorts, plan to use your points there and actually need points with home resort priority there, and are prepared for the value to approach 0 sometimes in advance of 2042. Might be a few types of accommodations at HHI or VB you could put in that same category (e.g., the beach cottages at VB), but I don't think I could be talked into those ones given the dues.

I definitely would buy, but you just can't really have any expectations of reselling is all that i could see as an issue. So the price is for the long haul, not a temp/part time thing.

I just bought BWV as our first contract. Like you said, it’s my kids’ whole childhood and it doesn’t tie us down for 40+ years. We can pivot to something else with adult children!

Just a reminder the value of resale might go down to $0 but it will still have a lot of value allowing you to have the trips for just the price of Annual dues.

As long as cost of a point per year + dues is still cheaper than renting at the 2042 resort you love, there can still be value in it. And for now that is mostly true. If you love the area and want to guarantee you can stay there for the next 15 years, go for it.

Resale prices will have to fall soon-ish (or rental prices will have to rise?) or that may not hold true in a few years for BWV and BCV which are the 2 I follow the closest.

BW and BC prices really haven't fallen at all in the last 2-ish years since I bought BWV, even though around 12% of the remaining contract length has been lost in those last 2 years (2 out of 17 years)

Edit to add: My BWV 2025 year points cost me $14.74 each this year ($ per point for the year + 2025 dues) That is definitely cheaper than I could consistently find a rental for. And I retain all the power with my reservations which is definitely worth something as well.

I wanted BCV, but the 2042 expiration was a deal breaker and we chose Poly instead. In my opinion, the resale prices are still too high for BCV and BWV. However, if you are planning to do most of your travel in the next 10-15 years and love the resort, go for it, life’s too short. Ironically, our first DVC stay is coming up in a few weeks and we are using our Poly points to stay at BCV. I’m fine with this and it won’t be the last time, I just really wanted a contract with a longer expiration because I want to hand it to my daughter when I’m old and decrepit. We also like Poly.

It depends, but largely the answer is no. If I reframed it and said the 2042’s average maintenance fees were 4$/yr higher than they currently are - they’d be the new FW Cabins pariah.

At the end of the day the market undervalues contract length and undervalues loaded contracts.

The depends part would require the market to not have that bias. BCV/Boardwalk to maybe hit 70/80$ resale today.

If you are someone who could justify the FW Cabins, then similar logic can be applied here. Mostly that you really, really love the resort and are willing to overpay in the process.

I think those are very good observations. IMO, BWV/BCV contracts should essentially be looked at economically the same way as a resale contract at one of the restricted resorts - if you're buying those contracts and not planning to use those points at those resorts, you're doing the math wrong. They are very expensive points when you divide the upfront cost over the remaining years on the contract. I think BRV/OKW/HHI/VB are all much more appropriately priced given the length of contract and dues.

I think the contracts sit idle because of price they are trying to get. DVC will continued to be a vacation savings plan. If a 2042 resort fits your likes, needs & will save you what you want, by all means it’s great to still purchase one. I wouldn’t buy if I thought of ever selling it. Buy the 2042 ones to ride till the end!

I heard a lot people put their contracts up for sale towards the end of the year so maybe I'll get the right price on one. It's just the listing price and what I see them go for on this site and others is such a huge gap.

I imagine some of the contracts still sitting are hoping they get asking or close to asking price

Oh, for sure. The ones in the 140s-150s are just nuts. That's like $19ish per point per year after 2025 dues, and will continue to go up with dues. So basically at or near rental prices already.

Definitely worth looking for a decent sized contract from a motivated seller or to see if the price hopefully declines to around $100 in the near future.

My BWV was $99 per point not that long ago, so it is possible. I'll enjoy it as much as I can (unless BCV is available at 7 months, or if they convert Yacht Club to DVC )

OKW, VB, & HHI I would be interested in most of them, but the prices make it tough to make the numbers work....

BWV & BCV are so overpriced I really can't make it work - plus I genuinely like the Swan, Dolphin, and Swan Reserve. And I don't like the rooms.

BRV is a bit of a wild card.... I like the location... once again for a good price, I'd be very interested... Other members of the family have no interest in staying there though...

"buy where you want to stay" is good advice that hopefully people don't overlook. My husband and I bought Saratoga since we didn't have a favorite resort or time of year we preferred.

That was until we went during Christmas time and stayed at AKL. I love the parks during that time of year and want to go back but it's really hard to switch out at the 7 month mark in early December.

I only want to stay on the monorail loop during that time of year. It was a lot to get back to the room with 2 kids and a double stroller . We went on a trip last month and went to the Halloween party and stayed at BLT. Being able to walk to MK was the best!

Yes and I have purchased a 2042 resort. My husband and I are in our 50s/60s, so shorter length is not a deterrent to us and is actually a positive. But if I was buying, I'd want a loaded contract. If you purchase a stripped contract with a 2042 resort, you are losing too high of a percentage of the length of ownership.
