Is this Crazy?

Hi! I have been lurking on the DVC Operations board for awhile now :surfweb: Feel I have a pretty good grasp of the concept/rationale of the whole DVC lifestyle.

I really only need/want a small contract - about 50 points (wouldn't have to finance any of it - a big no, no for DVC :thumbsup2 ), but I hate to go through resale and wait several months and possibly have it ROFR'd on me. I want a small contract because it is much easier to convince my DH to do it financially, the annual dues would not be as expensive and we probably only need to go every other year. :guilty: Honestly - my DH thinks our child needs to experience other vacations besides Disney (whatever :confused3 )

Would it be stupid to do this:

Go through Disney (because I need immediate gratification and want to book NOW :goodvibes ) - buying at Saratoga Springs with incentive of $86. per point. Putting it on my Disney credit card for 6 months of -0- financing, get 1% cash back. :teeth: During that time period, buy 2 small point contracts of 25 each through Disney. Then put my SS large contract up for resale. I know I would lose some in closing costs, etc. and I don't know what the commission is on the sale. BUT, if the SS incentive is over by then, I might be able to get a higher resale per point and recoup some of my loss.

Okay - fire away - How crazy is this? :crazy:
 
I believe that there is limit on the 0% financing on the Disney Visa, of $2500. Might want to check that out.

Yes . . . that would certainly kill me theory, wouldn't it? :teeth:

Edit: Okay - checked that out and MemoryMakers2669 is right, so take that part of the math out of the equation. Is this still a bad idea?
 
Yes...because you have no idea how long it would take for your original contract to sell. It might be several months and even then you might have to price it low and could up losing money.
 

Where do you want the 2 25 point contracts to be at? If BCV, you could have a long wait for Disney to have the points to sell you.

If I wanted 50 points, that's what I would buy. I wouldn't go through the other steps. I would contact retailers and ask how to be contacted when something I was interested in came up for sale.

If you buy resale, you do NOT have to wait a couple of months for the ROFR answer. It usually takes an average of 2 weeks.

I actually got that figure from your DVC site - 7 weeks to close. I didn't mean it would take a couple of months for Disney to review it for ROFR, but I can see how my post reads that way. Oops :blush: The more I think through my rationale, the more I see it does not make sense. So easy to get caught up, isn't it. :love:

Tom - I didn't see on your site a way to contact, through e-mail, an agent for a small contract. I only saw one for "sellers." Is there anyway to do it by e-mail? I just hate making phone calls. :confused3 I wouldn't even consider using any timeshare resale company but yours. :thumbsup2

I was told BCV would take 6-9 months and only waited a few...I wish I could sell my large contract and only have small contracts
 
I think it is crazy.

You are going to lose money on the buy/sell transaction - most who want SSR buy directly from Disney, so you will have to entice someone to make an offer with a lower price per point. You may have to wait quite a while for an offer - saavy buyers know that Disney has ROFR and that it may not be worth it to try to get an "underpriced" contract.

So you will take a loss on the price per point, pay a broker's commission, pay dues on the points you buy and you will have to pay for the contract while you hold it as well as buy the add ons.

If you really want DVC, be patient and wait for the right contract to come along via resale. To be frank, if your DH is not in favor of this and needs to be convinced, it is a red flag. DVC is not for everyone.

My advice is to rent points for a trip first and see if your DH comes around a bit. Then contact a reputable broker like the Timeshare Store and tell them what you want . Then you wait and while you wait, you continue to research the workings of DVC.

It will be much better to wait and do it right for you than to hurry and get yourself into a big mess!

I too think it's nuts, just put the feelers out the the various brokers for what you want, keep an eye on ebay, etc.
 
Thanks for the replies. More I thought about, more I realized it didn't make sense. Hopefully, I can find a small contract through the Timeshare Store. Tom seems like a really great guy.

Just call TTS and tell them you are looking for a small contract at your chocie resort.

They should be able to help you.

Why lose money on the deal.

Just MHO, YMMV.
 
Plus, when you are making the offer on the 50 points (or 2 25s), make a good enough offer that won't be automatically ROFRed. I think it is crazy to try to "get a bargain" and then lose it because it is so cheap. I know some might disagree with me but we paid a fair amount for our 150 at BCV and had no problem. We heard very quickly that we passed. It is no guarentee but it improves your chances. JMHO.
