My guess is that SSR owners are mostly new owners. They are excited to try out all the DVC resort. They haven't had that many trips to determine which resort they prefer most.

Owners at the other DVC resorts have:

1 - definite preferences;
2 - like all the resorts for different reasons so pick home resort in survey as default;
3 - purposely have purchased resale at their preferred resort so would obviously pick their home resort.

The 100 point incentive is available to current members only.

August '03: $89 per point, less $10 discount. No loss of points to take advantage of discount.

April '04: $95 per point. $10 per point discount offered, but '04 points must be forfeit.

March '05: $95 per point, less $8 discount.

Is it safe to say that the price will go up and the incentive will fade away as the resort nears completion?

Yes, costs will inevitably rise. I think they'll keep some sort of a discount program in place at all times, just to help with the perception that one is getting "a deal." But it's a given that the price of points will continue to creep upward.

And, don't forget that the contracts continue to get smaller. If you buy now, you pay $87 per point and get 49 years worth of vacations. If you wait five years, you may pay $110 per point and only get 44 years worth of vacations.

Regardless of when you buy, those contracts still end on January 31, 2054. Buy now and buy whatever you can!!! ;)

its pretty safe to assume that with any type of increase in member numbers that short term reservations will become more difficult at your home resort

no matter what the %of new owners wanting to stay at a non home resort, its still more than before vying for those same rooms

its probably exactly what dvc wants though. the more people who book at 11 months and then at 7 months out the better for dvc.

if you use your home booking advantage then this poses no problem. There could 4 million new owners and not one of them would be able to book your room before you did.
 
Thanks a million, tjkraz. I feel much better about giving the deposit on Friday! We expect the paperwork to arrive on Tuesday.
