DH and I are thinking of joining the DVC but I wanted to see some realisic numbers. I ordered the DVD about it but thought maybe someone here could give us an estimate.

Honestly.....what would we be looking to spend? Is it a down payment and then monthly payments? Or just monthly?

Anyone want to share?

I am also looking at buying DVC membership. What you need to do is compare apples to apples. Another words, many people look to see if membership is worth it based on staying at a value, mod or deluxe. The problem with this is that you should actually be comparing the cost of membership with staying in a villa since that is where the cost lies.

I did an apple to apples compare with the cost of OOP for a 1 bedroom compared to membership. These figures also take into account the MF.

So, for example, staying at a 1BR at SSR for 1 week (Adventure season):
Note: The OOP is with tax (approximate). DVC is cost in $.

OOP - $2875
DVC - $1086

The way I came up with the cost in $ figure for DVC is I took cost per point - for this I used a re-sale of $85 and divided that figure by # of years of contract. In this case it would be 46 years for SSR. I added on the MF per point and then calculated the # of points needed for the stay during this particular time.

When I look at the overall picture of an apples to apples comparison, DVC is a good deal if you enjoy the villas. :love:

I took the liberty of lifting this quote from another thread.

The minimum point purchase, if you buy direct from Disney, is 160 points. That gives you 160 points to use each year until the contract expires (2057, or whenever). At the prices listed above that would be $15,040 for SSR or $15,360 for AKV for the minimum 160 point purchase.

If you buy a contract resale, it is possible to get fewer points to start.

If you look at the links at the top of this page, you will see one for DVC Point Charts. From that chart, you can calculate how many points it would cost for a typical vacation of yours in whatever lodging type you selected.

In addition to the point cost, you pay dues (AKA: maintenance fees) which cover taxes, insurance, operating expenses, etc, etc, etc. In round numbers, those are about $5 per point per year and they have historically increased about 3-4% per year. Most years they go up, once in a while they go down. So on a 160 point contract, you'd pay roughly $800 per year in dues.
 
In terms of youe question about payment: You can finance through DVC if buying direct. There is a 10% down payment. You can finance for up to 10 years ay about a 10% interest rate. There are no prepayment penalties and DVC does not report the finanicing to credit reporting agencies.

Of course, you can pay the entire amount up front if you would like.
