The entire 2nd floor and 3/4 of the basement. All we really need in the basement is two spaces, one for the hot tub and one for hubby's sometimes office. We rarely even go to our upstairs, the only time we use it on Georgia football Saturdays and that is me getting away from the game.

I would probably remove the fireplace. As it is I use the fireplace insert as a TV Stand.

Dining room. I would use that square footage to enlarge the breakfast area and add more kitchen cabinets
