If you buy a sold out resort from DVC...

do you get current year points? Will you definitely get 2007 points?

I thought I read here that you did, but when we tried to ask about this when we took the tour last week they said that DVC gets its contracts through ROFR and you get whatever that contract had on it when DVC bought it. If it had points you get points, if the contract had already borrowed and used next years points then you don't get any points until 2008 (quickly followed by "This is why you want to buy at SSR").

Have people found this to be true? Would they really charge $95/point and not give you any points until 2008? Is it really a roll of the dice? This seems like a reason to go resale. At least when you buy resale you can see what you're getting upfront.
 
Yes, purchases thru Disney have always received current points and then points from the following Use Year will be available in the usual fashion. The only exceptions I can think of were the presales (most recently at SSR- but also when other resorts opened), when no points were available until your "unit" had actually opened and were then available on the Use Year.

I've never heard of a direct purchase where current points were not available. What you were told is correct for a resale- you will get whatever points are available within that contract- but to my knowledge, Disney has never sold a "stripped" contract. (Sounds like the guide you spole with was being "creative" with his pitch!) I'd definitey still look as resales though.

We just purchased a 150 contract direct from Disney at BCV. It was a March UY so we got all 2006 points with the ability to bank them 100% before August 31st. We will also get 2007 points in March 07.

That is the case for any UY thru Disney.

I think you only get stripped contracts on the resale market because the seller may have already used them or borrowed against the next year.
 
DISNEYFOS - I'm curious. How long did you have to wait for 150 point at BCV with March use year. That is almost exactly what we are thinking of purchasing.
 

We waited about 2.5 months. We got put on the waitlist on April 18th..and the points came in a couple of weeks ago. We didn't specify a particular use year so that helped a bit.

There is a thread on this board that tracks how long to add on at sold out resorts to give you an idea of how long it typically takes for various UYs. Add ons and new contracts are on the same waitlists for points.

When DVC buys up a contract via ROFR, it has to keep the same UY, but other than that DVC can package the points in whatever manner they want. I have never heard of DVC not including current year points in the new contract.

What you do want to look out for it when you purchase a contract thru DVC which includes current year points is to make sure you can bank 100% of them.

If you bought a 150 point contract with a Oct UY and DVC includes the 2005 points as well, normally you would be outside of the 100% banking window which means at least 50% of the 2005 points would expire on 9/30/06 if you did not use them in the next 3 months. DVC should (and they will if you stick to your guns) allow you a one time banking exception to allow you to bank all of the points and thus use the 2005 points next year.

They definitely DO, even if your guide tells you something else (trying to get you to buy SSR).

I bought 200 BWV points in June with an August UY. It came with its 05 points and I was able to bank ALL of them with no hassle.

Because I didn't specify a UY and they had them in stock, I was able to purchase BWV points immediately, no wait list time for me.
