If 2042 resorts deed expires on January 31, 2042 how long do I have to use 2041 points?

Probably a silly question, but let us say I own a December UY contract at BWV, will my last allotment of points will be in my account December 1, 2041? Will I then have until November 30, 2042 to use them?

If no extension is offered by DVC, you will no longer own those points after 1/31/2042.

I will be in the same situation with December UY at HHI. I am curious to see how this plays out.
I would purchase an extension if offered.

There will be no use after that date since the ground lease ends and it all reverts back.

IMO, I think we will see banking and borrowing suspended the last few years as well.

In the same boat with the December use year, but I likely won't be around in 2060 when my resort expires, so it's an academic issue for me.

Wow I didn’t realize this would happen for those with later UY. It’s going to be crazy those last two years.

I think OKW 2042 owners will be offered an extension from about 2032, can’t see others getting one but we’ll see

There already was an extension offered for owners of OKW which extended it to 2057 for $25/point. Some paid for the extension, many did not. New direct OKW purchases expire in 2057.

Yes they were but by 2032 there will have most likely been a turn over from the original owners who would most likely want to extend their points. Now what could get tricky is all the resale restrictions the new owners have and ones imposed in the future.

Since I will be a new resale owner at HHI, I would gladly buy an extension if it was offered.
I am purchasing from an original owner since 1998 at HHI.

I've got a DEC UY with some SSR points, so I will be interested to see how they handle the 2042 resorts with DEC UY points. Are people going to want to pay MF on points if they can only use them for 2 months or are they just going to walk away?

You will be able to borrow them. My guess they may allow borrowing those points 2 years in advance, if estimated dues are prepaid or something

Honestly, I doubt they will offer any more extensions as the OKW extension was basically a failure.

It is in the contracts that they are able to restrict borrowing. (They are already doing it now for COVID.) Don't count on borrowing as an option but we will see how it pans out.

Some OKW owners have challenged the legality of whether DVD had the right to charge for an extension and refused to sign the waiver or pay up. Based on DVD backing down and allowing them to continue to use their contracts, rather than place a lien and restrict their use as was threatened back around 2008, it looks suspiciously like they never actually had the legal right to charge for an extension.

So I would not count on any extensions of older properties with contract language similar to OKW.

I think both banking and borrowing will be suspended in the last few years. Points have to have rooms to go with them so having owners of 2042 resorts flooding the system isn’t going to work,

The other thing possible is that they remove the 2042 resorts from BVTC a few years before and then owners at those resorts will be required to stay only there.

Of course, pure speculation on my part.

While removing banking makes sense, removing borrowing the last year makes it very hard for people with a December or other late UY to use them. To be fair with everyone they would need to make all points expire 2 months after they are awarded. So anyone with a Feb UY would see their points expire at end of March, to give everyone the same chance to use them. It would be a nightmare.

If they are allowed to do it they can but if they aren’t it’s not going to happen.

things are not always fair and honestly this is one downside of owning a late UY. Upside was that when contracts was offered some earlier UY’s wasn’t offered or at least the contracts didn’t come with points until the year after.

You could argue that earlier owners missed one year worth of points if they wanted a yearly UY opposed to a late UY.

With that in mind, if December owners only had two months then it would more or less even out compared to early owners not having points available earlier on.
