How Much Is Too Much?

For us, the $84-85 whatever an add on at VWL is, is our top price. That was the price last August/September and we did MB on the 200 point BWV contract to help with costs, and that's the price we paid for our current 50 points at VWL. The extra years at SSR don't matter, our children will be over 60 when our leased points expire.

I am looking forward to staying at SSR and as long as I can get into any of the WDW area resorts when we want to go, I'll be happy.

We waitlisted for a studio at BWV for three nights in May on about 3 months notice. At the time of my booking I was told that there was a 1B BOARDWALK VIEW room available (on 3 months notice!) if I wanted it.

We declined the 1B BW View, and two weeks later decided to go ahead and book a 1B anyway. No problem. Got the 1B without having to go on the waitlist.

About 2 weeks later, MS called to report that a studio had come available via the waitlist.

Occupancy is always going to ebb and flow. As desirable as people seem to think that BWV, BCV and VWL are, I've seen posts from many, many non-owners here who are looking forward to a stay at SSR. Others can't wait to try the new pool at OKW.

I would agree that BWV, BCV and VLW probably have the highest occupancy rates of the 5 on-site properties. But that's due as much to their size (being the three smallest properties) as it is to their perceived desirability.

Depends on what you are looking for. If your primary interest is to save money on Disney vacations, then I suspect DVC is still a very sound purchase.

The latest price increase would likely have pushed somebody's break-even point back 9 months to a year, but what does that really amount to over 50 years? Is that enough of a reason to say "forget this, we want to keep paying rack rates or waiting for AP discounts."

I can appreciate the sticker shock of seeing a number so much higher than I paid. We bought SSR for $79 per point, and the increase already amounts to an increase of 20% over what we paid.

But to someone discovering DVC for the first time, I don't think the price point is enough to make them walk away. For someone who wants deluxe accommodations primarily at DisneyWorld, and plans to visit at least once a year, DVC is still the best thing going--even at $95 per point. Resales probably do bear further investigation, but those who value the longer contracts will still come back to SSR.
 
the Dis I would reckon you would pay what ever Disney asks as long as it was less than Hotel prices
 

I have a hard time right now justifying $95/pp wehen I paid $62 and $65!!!!

My guess is that once it gets past $100 pp, the "general public" will probably look at the value of it a lot more closely when purchasing.
 
If you look at it from the point of view of cost per point per year, $95 does not seem out of line.

If you calculate your cost per point per year:
$95.00 / 49 years = $1.94 per point, per year

And equate that to the length of the contracts on the remaining contracts:
$1.94 x 37years = $71.78 per point

Your per point costs are roughly equivalent to what you would pay for a resale contract.

IF I were 15 or more years younger, OR had a younger relative who seemed as if they would love Disney stuff as much as I do
THEN I might have placed some value on the extra years available with the newer memberships.

With the added value of the extra years, I could see myself willing to pay more then $95 per point.

However, neither case is true at this moment.

If I do go to WDW, after my OKW membership has expired, I am highly likely to be in need of that lift chair thing, I saw in a recent photo, that looks like it is there to help people get into the hot tub.

I just returned form Disney. We had an awesome time and are looking at joining DVC. I am hesitant about the cost because $95 does seem high. Thye have a couple of "deals" were you can buy at $85 and relinquence your 2004 points or 90.00 if you buy now. When I got home I started looking on the internet for more info. Most of the resale prices I see are $70. If you try and do an apples to apples comparison it is about $1.84 per year per point. (70/38 years left). At $90.00 dollars it is $1.80 per year per point. That being said the $90 per point is reasonable if you care about the extra 12 years.

My issue is should I care about the extra 12 years? The second debate is how many points. I have two children 10 & 13 and I think pretty soon I will want at least a 1 bedroom. Is it easy to swap points or should I buy 250 to start?
 
I think it very simple, "WHAT EVER THE TRAFFIC WILL BEAR" when they stop selling Disney will stop building them.
 
I have to agree with Maistre Gracey... in the end it's the dues that getcha rather than the per point price.

I'm not quite sure what you mean by swap points...but...if you are buying 250 points to start I would split it up into two contracts, one 150 and a second 100 rather than one large contract of 250. That way if you need to sell it's a bit easier to do.
 
When we just bought our points it came down to do we want to still own my points when I'm 91 or when I'm 79. IWe're hoping we'll still be able to enjoy our grand or great grandkids when we're in our 80's. If not atleast we'll be able to let them go without us. Maybe wedding gifts, christmas gifts, etc. We looked into both. I must admit I really wanted (sorry) OKW. But for the apprx.$4,000. extra we ended up paying for an extra 12yrs (plus yrly maint.). We decided it was worth it for us. That certainly doesn't mean everyone else would agree.
The first time we looked into in the early 90's we just couldn't afford it we had toddler triplets. Due to my "absence from working" LOL Our income was about 1/2 what it had been.

So we are just absolutly thrilled to be members now. And I am thrilled to be getting to know you all thru this site.

No one is paying $95 a point right now anyway. Everyone that buys right now has to sell back their first years points for a $10 a point discount. The years almost half over anyway so people are really paying $85 per point. It's when they take away the incentives that will be the true test of how well they do selling it.

I'm new to vacation club so when I bought back in February for $89 per point and got $5 off per point and got to keep all my 2004 points. I'm using half of them and renting the other half out. So when you look at it like that, it doesn't seem so outragous.
 
I think the breaking point on the price per point is relative to a) the hotel rates and b) the perception of what is a good buy for ones family.

Disney will charge what the market will bear. If the market wasn't bearing the current price, there would be slow sales. A few years ago, the market wouldn't bear the current price. Now apparently it will or they wouldn't be selling SSR so fast.

I'm just glad I bought all mine at lower prices, with the $10pp incentive and with the 15% CM discount!
