For everyone who has bought a resale contract, how long did the whole process take?? I know I when I was thinking of buying resale that one step could take up to 8 weeks, but I wanted to know if that is worst case scenario or if it really does take that long.

Thanks!

Mine took about 3 weeks start to finish. The broker said that was definitely on the fast side and more typical was about 5 weeks. But all that was 4 years ago so might not be as applicable today.

Started process middle OCT 2007. Closed end of Dec 2007. Everything went OK in the beginning, but had to wait an extra month for estoppel report from Disney to close.

Ours did take 2 months Mid June to 3rd week in Aug. First, we asked that the points for 07 be banked so we had to sign an ammendment then apparently the couple we bought it from was getting divorced and one had moved out of state so everything had to be sent to the agent between each signing. They were taking their time signing and sending it back but we were not in a BIG hurry and we are very happy right now. Our first trip home will be Oct for F&W.

Ours will be about 5 weeks. We are set to close on Feb 1st!:cool1:

Ours is about the same just about 6 weeks. Not too bad considering it was during the Holiday season. We put in an offer on Dec 7. Was accepted and put in the paperwork around Dec. 12. ROFR was waived Dec. 21 and we are expecting to close Feb. 1. Keeping our fingers crossed that the rest goes as smoothly.

We started Sept 27th and closed Dec 3rd.

We only had to wait 7 calendar days to hear back about ROFR.

We had to wait a couple of days after the scheduled closing date for paperwork from the sellers but, I guess the estoppel report was the big hold up.

Ours took a long time closer to 11 weeks as the seller had multiple owners he had to send papers back and forth to. The whole process took from Feb to May of last year as we had one property that fell thru. We were really picky buyers though demanding a "triple" or a "double" 150 point contract which go like hotcakes. If I had to do it again I would have bought from disney, especially now with the bargains they are running.

Offer was made & accepted on November 15th. Closing was January 3rd. So about 7 weeks. I don't think that was bad at all considering 3 major holidays fell within that span, which meant slower mail and lesser personnel. I was VERY pleased with the entire process and all the parties involved.

10/23/07, made offer in the morning. Seller accepted midmorning. Contract emailed in the afternoon

10/24/07, faxed signed contract, sent to ROFR

11/2/07, passed ROFR

11/26/07, closing docs received

11/27/07, faxed docs and wired money

12/10/07, seller sent docs in

12/17/07, seller sent in deed

12/18/07, closed

12/26/07, in system, made first ressie

The closing day they put is just an estimate. It will eventually close when all the paper work from BOTH sides are in. (estoppels, seller docs, buyers docs.) Sellers seem to always mess up the deed that needs to be notorzied and signed by witnessess

We passed ROFR the first week of November (in like 5 days) had a closing date of 12/19 but didn't end up closing until 12/31. Took Disney about 10 days after that until we were in the system and able to make our first reservation! With the holidays- it really wasn't too bad but it can seem like forever when you are waiting to make that first reseration:)
