How far in advance does Disney sell contracts to new resorts?

Looking at Poly2 but want to go on a trip next December and Im not sure it will be open by then. Was wondering if they sell contracts 6-8 months in advance of the projected opening and if I could book another resort with the points.

Sorry, your resort has to be open before you can use those points there or at another resort.

DVD does begin selling points some time before resort opening, sometimes it’s just a few months, sometimes it’s longer, but until they announce it, we won’t know when it will be.

Think of it this way: Booking another resort (non-home) is a trade within the association.

can't trade when you got nothing to trade yet. There is no "future consideration," no "I'll gladly pay you Tuesday for a hamburger today."

Is that a good analogy when they let you borrow points from the future years already?
 
I think it will be done by December, they are already enclosing the rooms.

If you’re talking about December as in next month, Poly tower won’t be open & pretty much everywhere else has already been booked. If you’re thinking Dec. 2024, I’d guess Poly tower will be open by then.
As for how long before the resort opens do they start selling points - there’s no real pattern, sometimes it’s just a couple of months between sales starting & resort opening & sometimes it’s closer to a year. Here’s the approximate timeline for the last several WDW DVC resorts.
DVC started selling VGF2 in early March 2022 & BPK opened in mid June - so sales started 3 1/2 months before BPK opened.
Riviera started selling in late March 2019 & opened mid Dec. 2019 - 9 months.
CCV started selling in early March 2017 & opened mid July 2017 - 4 months.
W/ the original Poly room conversion + bungalows sales opened in mid Jan. 2015 & the resort opened April 1, 2015 - 2 1/2 months.
VGF1 went on sale in late May of 2013 w/ the resort opening 10/15/2013 - over 7 months.
BLT sales started in late Sept. 2008 & the resort opened August 4, 2009 - 11 months.
 
Seems like they normally want to sell into the strength of spring and summer when they have a choice.
 
So - we bought Riviera in April 2019 with an August UY, and points were loaded almost immediately. I booked NYE at Riviera, which opened around mid-December that year. I didn't even try, but does this mean that I could not have booked, say, SSR in August 2019 with those points? (now I wish I had tested that)
