How do you decide! Villas!!

In the past 18 months we have rented a 3b condo, 5bed villa and 6bed villa. The 3 and 6beds were in Windsor Hills which we LOVED. The 5bed was in Regal Palms. The RP villa was lovely, as was the owner. Would never stay there again because of Customer service at check in, pool area in RP. It was HORRIBLE. AWFUL. TERRIBLE. But I digress...
So, we lucked in to getting lovely places in Windsor Hills with very helpful management companies and had a great overall experience there.
We are now planning our Thanksgiving trip for this year and have a couple of villas picked out.
One is in Windsor Hills and the other in Windsor Palms. They are both similar. How do you pick!?!
Plus there are so many lovely villas out there to choose from! How do you pick your villa? Is there a website out there I am missing that has any reviews of these places? I would love to have an idea of what others thought before I rent again. Like I said, each time we have been lucky, but i have heard of others having trouble with management companies, dirty villas, etc... I get panicky each time because I am always the one to 'pick' it out for other people traveling with us! I am always afraid of ruining their vacation because I picked the wrong villa!!!

I know what you mean. We've rent lots of times and never had a problem...YET.
Just do lots of research, check out any comments from previous renters, post the homes you're looking at on here - someone may have stayed there. Look for any reviews on TripAdvisor for Kissimmee under the hotel section then specialty lodging. Sometimes specific homes are posted:

There's no one place that has reviews. Google the name of the home or the owners and see what comes up.
Some owners turn their homes over to rental agencies that don't look after them well and things get run down. Some owners have said that those offering really cheap rents aren't making enough to pay the bills and upkeep of their properties and things get run down.
Sometimes you have to go with your gut.
We've stayed at Windsor Hills a few times and always had good experiences.
