How can I swap my home resort for another?

I know that the answer is to sell My home resort and then buy my desired new resort. But is there another way that I am overlooking. Perhaps there is someone out there who may want to swap home resorts. I am not sure how to find them. Any suggestions. TYIA
 
A swap would be a buy and sell transaction and would have to pass Disney's ROFR.
 
Yep, you'd have to sell that contract and buy a new one. Unless you can get someone to make reservations for you with their points at 11 months out and you make a reservation for them at 11 months out.
 
Would be a bit more work, and don't think you'd want to do it forever, but you could try and rent your points, and get points transferred in from an owner at the resort you want to stay at.

Bear in mind that you can only do one transfer per UY (either in or out - but not both) so it may be a bit tricky.

Other than that, think it's as you originally stated, sell your existing contract and buy at the resort you want to own at.

I am a little confusted on what would like to accomplish with this swap? :confused3 Are you unhappy with your current home resort? Do you just feel that you would prefer to stay somewhere else? Could you book within the 7-month window and still accomplish your purpose?

True i could just book at 7 months. in fact we just booked BLT for 7 February. But we lucked out on that one and BLT is not sold out yet. 7 month resies there will be harder and harder to get.
 
If it were me, I would give it a while to see if you are having trouble with your ressies. We decided to wait and see because we have been debating about adding on. We probably would not sell our current points, but would add on at another resort if availability becomes an issue. So far I have made 3 ressies at 7 months or less without any difficulty. I just made some easily today for our January trip (6 mos out) at VWL. I have been paying attention to the posts regarding 7-month availability and it seems like for the most part they do pretty well. Of course this can always change in the future, but for us, we decided that we would rather wait and see. Good luck in whatever you decide!
 
BLT is actually likely to get EASIER to book.

Members can only book rooms that have been sold - so all that unsold inventory DVC members don't have access to.

Resorts tend to be most popular when they are new as old members decide to give them a try - and new members who bought them want to stay where they own.

I think the lake views will likely be easy to book two or three years from now. If you want the value rooms or the MK Views - those will probably be harder....
 
You will lose a lot of money if you decide to sell and buy a different resort. If it was me, I'd take my chances with 7 month availability. We love SSR but we've tried and have been successful with booking at VWL, AKV (including concierge level), and BCV). You could also probably orchestrate a booking swap with another member if you're having difficulties getting a resort you like. Good luck.
 
Depending on how much you paid for your points, and how much you are wanting to switch, here are some thoughts.

It sounds as if you are not happy with your home resort which could be a problem in the future. If it were me, I would assess how much I could sell my contract for and see what would be lost. If you got incentives with your purchase (DP's) etc and figure that into the cost if you sold, could be positive.

Also if you're interested in another resort, there may be the point off discount as well as the cruise which may make up some of the loss.

I absolutely love my home resorts and wouldn't want to keep them if I wasn't just totally thrilled to own them. Sounds like you may have regrets for buying one resort over another. Since most of my sublime happiness with DVC is loving my home resorts, I would truly sell if I were you..just my .02
 
I went through the same thing just a few months ago. I bought in through resale thinking I didn't want and/or need as many points at BLT and would be happy doing a few nights at VWL and the rest at BLT.

But, after just a few months, I realized I just really wanted to book my entire yearly trip at BLT 11 months out and didn't want to have to "hope" that BLT was available for those extra nights 7 months out.

So, 2 months after I bought it, I sold my VWL contract. It was small (50) so it went quick and we close as soon as we get back from our August trip. I did take a small loss, but it was worth it. I re-bought those same points at BLT and am really happy that I did.

I would weigh all your options and see how much you would lose. In the long run, it might not be that bad.

Being that AKV is your home resort, I would not sell and here is why. My guess is that even at 7 months you will almost always be able to book SSR and OKW as they are the largest DVC resorts. If neither of those appeal to you then maybe you should sell but I think the loss will be big. :goodvibes
 
As to orginal question, you could do what is called a like-kind real estate sale where each party agrees to transfer to the other its real estate interest in DVC. Like a regular sale, you would go through closing and each side would come out with a deed to the other side's property. Disney could attempt to assert ROFR to that but that is something that is difficult for it to do in that situation because you would need to come up with the "fair market value" (a legal term) for the properties. Disney could not just dictate one and if you could not agree to a market value, it could be something that ends up in court to determine and in determining market value both going resale prices and Disney's asking price to new buyers would be considered (which could result in a determination of a market value higher than the current highest resale prices) . That is a hassle that Disney may well just decide to avoid when all it is seeing is two existing members trading properties.

The real problem is finding anyone to do such a real estate transaction as there are usually not many willing to do so and even fewer who could ultimately come to agreement on what is a fair exchange -- for example, no one is going to give you 160 BLT points for only 160 SSR points.
 
Think long term...what's a big deal now might be a blessing later. That said, we bought SS first but always LOVED the WL so we bought a second contract. Problem solved. I bet that might be a common response.

unless you can find someone to trade with - would go with the above.

I own at BWV, VWL and BLT.

use to own at OKW and VB - sold them.

that say would first buy where you want the most - kept in mind since you did not enjoy AKV - you might change your mind again - so get a small add on - as long as BLT allows a small add on

also agree Lake view are 69% of the building - 20% MK, 11% standard

so you can probably get a lake view even after BLT is sold out.

But you were so very lucky that you sold your points so quickly and to such a wonderful family. :rotfl: If I'm not mistaken your closing is in a little over 3 weeks.

From what I've read lately, the thought that SSR & OKW will always be available at 7 months may be a stretch. From what I've read lately (just my opinion people) SSR is getting a lot more positive reviews then it did a few years ago, and AKV seems to be the one (at least from what I've read) as more (not necessarily always) available.

In my personal opinion, AKV will be more available at 7 months than either SSR or OKW as time goes on. No facts to substantiate, just my opinion!
