How are DVC rental prices not higher for some of these resorts?

In looking at rack rates for certain dates/resorts, it seems renting points for a studio at these same resorts would come out to less than half. Why haven't rental prices risen to match the hotel rates? Especially VGC and VDH where weekend discounts are unheard of, seems a 20% discount over rack rate would be appealing? Why do people appear to be giving away their points? Even the big rental company is 50% off rack rates.

There are aspects to renting that are not the same for booking with Disney.

The non refundable aspect that applies to most rentals is a big one. The loss of flexibility to just change dates is another one.

And, no matter what, there is always the risk , even if it’s small, that something happens and the owner cancels the trip, or it gets canceled by DVC because the owner falls behind on their dues or loan payments if that exists

So, I think the savings really needs to be much higher than 20% off rack rate.

^Just adding to the above, an additional factor is that a DVC rental does not include daily cleaning service. Also, Disney's stated rack rates are often themselves discounted by Disney, e.g., Grand California currently has a 15% discount and VGH a 10%, and the package rates, combined room and tickets, can provide a discount off the cost of buying each separately.

Also note that the average DVC rental rates have actually risen steadily over the years in line with rack rate increases; it is just that the percentage difference has remained fairly significant. Also, for most members who do rentals, renting is not a business. They are not, like a business, always trying to get the best price they can. Instead, they are trying to rent either because at a particular time they have points or reservations they need to rent because they cannot use them, or they are trying mainly to set off some or all of their annual dues. In either situation, to the member, getting a rental as quick as possible is more important than getting the highest possible price.

And Disney itself often discounts to something around 20% off rack rate. The howls of disappointment when someone has booked a DVC rental for their dates, only to be stuck with a non-refundable rental during a period Disney has free dining over the years has proved DVC rentals aren't necessarily a bargain.

And for Anaheim, their really isn't a benefit to staying at a Disney hotel when there are a ton of hotels around Disneyland, many of them better and cheaper.
