HoJo/BWPPI

I know we're all "hotel questioned out" but I'm so undecided!

I've never stayed at either one of these hotels and struggling with a decision! Maybe you guys can help me out!

Price is not a concern/factor.
I really like the close walk from Park Place Inn but the rooms seem so old, dark, and dingy (from the pictures on the website).
Does anyone have any current pictures or feedback on their rooms?
We are reserved for a mini suite (that's all that was available) with 2 queens.

HoJo's seems to be everyone's favorite place to stay.
We have a smoking room (non smokers) reserved on the bottom floor of building 1.
Of course the grounds make the atmosphere so much nicer.

I'm leaning towards BWPPI but need a little something to validate my hunch!
Anyone?

AAA actually gives BWPPI&S a better rating than HoJos (3 diamonds for BW, 2 for HoJos; they don't give 1/2 diamonds). BUT, BW is rated as an Inn and HoJos is rated as a hotel, so that may impact the ratings. Expedia rates them both 2 1/2 stars.

I've never stayed at either, so I'm far from an expert. But if location is your top priority, I don't think you can go wrong at BWPPI&S. I have heard the rooms decorations are dark though.
