I just received my closing docs for my second HHI contract, and noticed that the closing fees were about $200 or so more than my previous closing (same amount of points; 50). The first contract had Hayes Title Co as the closing company, and this one is with Mason Title Co (who is usually my go-to closing company). Mason actually breaks down the closing costs nicely, and I saw that I'm charged Attorney Fees, which wasn't in the breakdown of Hayes closing:
Hayes: $439.80
$300 closing
$100 title search
$39.80 recording fees
Mason: $639.30
$75 - Owner's Title Insurance to Netco, Inc
$75 - Title Search to Netco, Inc
$250 - Attorney's Fees to Holler Law Firm
$200 - Closing Fee to Netco, Inc
$5 - Title Recording Service Fee (Pass Thru)
$10 - Recording Fees: Deed
$14.80 - State Deed Tax/Stamps (Pass Thru)
$9.50 - City Deed Tax/Stamps (Pass Thru)
I was told that this is because I am required to have an attorney by South Carolina state law, and I presume then that was just included in the closing fee with Hayes. I just wish this had been disclosed up front. I'd be almost tempted to have requested Hayes again (even though I prefer Mason) just to avoid the $200 additional cost (since for a small contract, that's like another $4/point!).
