Hi we added on BLT points in August, our use year is December. I asked my guide at the time if we would have to pay maintenance dues for the points before the beginning of our use year which is December. He went away and checked and came back and said that we would not have to pay.
Since then I have logged on to the DVC website and there is a monthly acruing bill for the points since purchase. I called member accounts who said we would have to pay maintenance form August until December which is our use year start and if unhappy speak to my guide. I have contacted my guide but as of now he hasnt returned my call any help or advice please.

With purchases direct thru DVC members will pay prorated dues based on when they purchased. In your case, you will not need to pay dues from December 1, 2008 (since you won't have any BLT points until December 1, 2009), but the prorated dues would only be from December 1, 2009 (when you get your first points) thru the end of 2009. You will then also get the billing for 2010 at the end of the year and those fees will be due January 15 unless paid by monthly auto-debit.

You should not have to pay any fees from August, since you had no BLT points in August (even though the resort opened in August).

I'd definitely check with your guide, but in the past DVC has usually not charged any maintenance fees until you actually got your first allotment of points. Actually, I might contact Member Accounting again and ask again. If they tell you the same thing, I'd ask them why you still have no points in your contract just to see their reply.

You should have to pay only 31 days of the 2009 annual fees.

Enjoy! :)

I have a December use year and purchased BLT last year. I noticed the dues online in about February of this year. They are prorated for only one month (December). I am set up for the auto-debit and they have not collected them yet.

I also added on in October (to avoid the price increase). When I look online, the amount due for that contract is aslo prorated for only one month.

I was told that all contracts would receive the first allotment of points in 2009, meaning that I would not get any points until December 2009. That is why I am only paying dues for one month in 2009. That explanation makes sense to me.

If you had a use year (month) that occured before the official opening, you would pay a prorated amount from the opening date to the end of the calendar year.

Take a look at item 20. Annual Dues of the Purchase Agreement you signed. Mine says this: " In the year of closing, PURCHASER shall be responsible for PURCHASER's portion of the Annual Dues, calculated by prorating Annual Dues form either the date of this Agreement (as set forth above), the first day of PURCHASER's Use Year or the date on which your Unit at the Condominium is available for occupancy by Club Members, whichever is later, to the end of the calendar year. "
Maybe your purchase agreement says something different. But, if it says the same it would seem like you would have to pay MF for Dec 1-31 2009...
Can you go to the DVC web site and look at the breakdown of the MFs under Annual Dues ? There should be a link "View and Print Statement" Mine says how many days I am paying MFs. My UY is June 2009 and I closed last year, so the dues were prorated according to the Aug 4th 2009 opening date.

We have a Oct UY and I noticed that the points were added to out account as soon as we purchased them, (prior to Oct). The points were there but MS said that their system would not let them access them. On Oct 1, I called MS and they told me that they now had access.

Our dues were pro-rated from Oct - Dec.

:) Bill
