Where are you getting these prices -- might be for a smaller 25-50 point contract. We paid $80pp for our 120 point contract which closed in december. Maybe you are using higher numbers to make yours look better or to justify your purchase.animal kingdom is about 100-110

Once you bring up resale to an agent their going to say things to discourage.
my father has 10 years in biz law and told me that for the most part if DVC wanted to change the usage of membership for resale buyers, well they can.
This didn't come from a guide, it came from someone that works in legal for DVD, so dont what what to tell ya, it is in three phases over next two years
$168 pp/49.8 years left is about $3.50 pp per year and annual dues this year at $6.09= 9.59 per point this year, animal kingdom is about 100-110 to get past rofr and annual dues are about $6.42 total of about 8.85 -$9.10 pp per year this year,which means you save @.50 pp!
Of course, they really just started even having member events and they are rarely announced far enough in advance for those who don't live by to take advantage of unless they are already going. So taking away something that more or less just started is, well, ridiculous. The
I wanted to purchase Grand Floridian and Bay Lake Towers and nothing was available last week, I received a call from DVC and was told they just received a few hundred points in both resorts, just call a guide is your best bet. My guide is very good, a few members on here have him as well and love him.

Absolutely.
Even our guide, who was terrific (too terrific and gentle and easy, as he was let go), said negative and WRONG things about resale.
And there are tons of lawyers and timeshare experts here who say that they have to follow the laws and rules, and while there are some things that COULD go retroactively, that would actually harm owners, and they almost certainly wouldn't do it. But hey, your dad's lawyer, so....

Good point, Kat.The events are being announced in far too short a time to get anyone who isn't already going to be there, is retired with tons of money or airmiles, or lives right near FL to get there. And I certainly haven't cared much about what they've announced. Oh no, I might not be able to go to something that doesn't sound interesting and I can't get to even if I wanted to...
It's definitely worth thinking about; if any individual would actually CARE about such things...
And yet there are many MANY people who are flat out told NO, that things are NOT for sale at all.

Ha ha ha. We are direct-purchase owners and I don't feel that it's a positive step at all. I don't need a "premium advantage". I bought a TIMESHARE.
And they could have had more if they'd announced it in any sort of decent time to make travel plans.
Of course, if we're buying a timeshare in order to belong to a club, well, maybe...we shouldn't be buying a timeshare.
If you're ONLY buying for the future vacations at DVC resorts, then direct or resale doesn't make a bit of difference.
I'm glad that you care so much about these things, but really, resale isn't hurting direct owners at all. Many direct owners don't care at all. Some of us WANT a thriving resale market. (One of us (me) wants a thriving resale market so the moment Universal throws its hat into the timeshare ring I can sell DVC and move over there.)

Is the room that we use through DVC any different than the one that you use? Not at all - we can stay at any resort in the very same room that you stay in, but we paid half of what you did. I hardly think that you can compare resale vs direct in this manner. Resale saved my family money and we will have a much quicker break even point in our resale. We are looking at the room as what we purchased -- anything beyond that is a bonus.
You only save if you are comparing a sold out vs a sold out, you don't save enough when you buy a property with more time left on deed, and even if you did save some it is not a tremendous amount for myself and someone that wants to have a full experience now and in future.
Which resort did you purchase? And how much per point?I'm pretty sure the general consensus amongst veteran dvc owners is that RESALES are the best bang for your buck, and you lose very little bc the restrictions are really not that restrictive.
Even if you "lose" the ability to convert your points to adventures, cruises or concierge, or you no longer have discounts on AP or restaurants, the 10k+ in savings is far more valuable.
Us? We saved 25k over buying direct with our 400pts vis resale. It'll take a lot to make me pay $25k more. I dunno about you but being a direct purchase member ain't worth 25k for us...

And for OP - do cancel - research, save some money and get into the system. It is well worth the wait for resale -- Wait a few years and if you totally want to do poly there will be plenty of those contracts on the market in years to come - again at a better savings. AKV is rarely taken back by disney, so unless it is a crazy low price - no need to worry about ROFR. There are sig changes to resale restrictions, but if you really need the discounts and AP then you could add on a smaller contract direct with the money saved buying resale.
