David's vacation club rental service has this notice on his site if you're thinking of using his service:

IMPORTANT UPDATE

Due to the change in economy over the last few years, there is a staggering amount of points available on the market for rent. Disney is also being very aggressive with promotions including 7 for 3, free dining, 40% off and more. Strangely, availability has also become an issue with many resorts selling out 6 to 9 months in advance. If your points are going to expire in the next 6 months, I may not be able to assist you. You might want to consider advertising them at a reduced rate in my 'specials' newsletter.


Are people really having a hard time renting out points? I looked at the rent board and many of the topics for rent were closed leading me to believe that people AREN'T having this issue.
 
Personally Ive not had many problems selling my excess points, the problem I did face was people wasting my time by asking me to check availability and then they asked others to do the same, this was not only time wasting for myself but others too.
 
I think due to the changes on the retn trade board, there are a ton more rental points there. I think buyers have not moved over to him. I bet they will eventually. His prices are a drop higher than the market price of the board was as well.. Maybe he will drop the price to say 10$ if it is less than 9 - 10 months out, and have a seperate price for the super hard ressies like AKV value rooms, or BW at F and W or what ever.

I also think there are less last minute I think I'll go to Disney.. and more I'll plan a perfect trip 12 months from now.
 
IMO the number of members renting out their points has really increased over the last year. Could be the economy, members who would have sold but they are hoping that the sale prices come back up, members that are upside down with their Disney loans, and members that are tired of going to Disney every year.

With the increased rental inventory comes decreased prices which makes David's business less profitable.

Not sure what it means.

Dave requires payment in full. No refunds. People who need to change, for a reason not covered by travel insurance, might be out their entire payment.

I suspect that limits the number of renters willing to book 6-11 months in advance. Dave says many resorts sell out 6-9 months in advance. That suggests people renting through Dave may wind up with OKW or SSR.

A little bit of "bait and switch" when the renter was hoping for BLT, BCV or maybe BWV. A person without a lot of knowledge may not understand the difference between booking a DVC resort and booking a hotel room.

Look at the numbers. A studio at SSR has a rack rate, part of the year, of $325. A 40% discount means a guest booking through Disney pays $195. "Free dining" for two adults gives an effective rate of $233. "Free dining" for 4 Adults (2 Adults and 2 teenagers) produces an effective rate of $141.

15 points at Dave's rate of $13/pint costs $195. Dave is suggesting owners who need to rent points with less then 6 months notice may want to offer their points on a newsletter special. Points will rent for less then $13. I'm pretty sure Dave will pay less then $9.

Renting points at SSR and OKW, doesn't make that much sense if Disney is offering deals. Housekeeping. Much better cancellation and change terms.

I suspect Dave's point is he can get more then enough points to rent that are basically only good at SSR and OKW.
 
I did see that statement but I was able to rent out all my OKW points with him in less than 2 months. I did give him plenty of time, but this was even quicker than last time! Still think having him rent my points for me is so much less aggravation than trying to do it myself.:cool1:
 
I know its a free market on our rental board here, but if everyone kept their points at a certain price point, say $11, all people renting would make out and the extra $1 per point over the $10 takes some of the hassle you incur by checking availability for people who really are not interested and are just testing the waters.
 
Another thought, there may be more rental points available for families whose kids are growing out of the Disney phase and rent for a few years until the grandkids come along

In the end, there always seem to be members who are willing to undercut the competition by a dollar or two in order to facilitate a quick deal. Members who purchased their points years ago for prices in the $50s and $60s probably will not take as strong a stand as those who are buying in recent years for $100-120.

We rented points 9 years ago for $10 each and you can still find that price today. Rental prices aren't even keeping pace with annual dues increases. Sort of blows a hole in the math I used to justify buying rather than renting. :lmao:

There are legal "issues" in price fixing. There are also differences in sellers. A seller who has the opportunity to bank their points can hold out for for a higher price then a seller with points with only a few months before they expire.
