Guaranteed Week: Newbie ?

Hi everyone. Have enjoyed reading a lot on these boards. My dad was an original owner of BWV (1000 pts) and then he turned it over it over to financing company due to lack of payment (gambling addiction ). You can imagine his face when I told him BWV was selling at $190 / pt. Anyways, I finally gave in and placed an offer that was accepted at BWV 270 points $115 / pt. Now waiting in ROFR. Not sure if I got a good price given 2042 expiration, but we’re uber fans of BW’s location. Anyways, what is this Guaranteed Week I’ve been hearing about? Is it only for direct, certain hotels, and at a premium vs market price per point?

It is only available at AUL, VGF, Poly, CCV, and RIV. When you buy direct, you can ask to buy a fixed week, if you want to ensure a specific room and week for travel, Many will buy for hard to get rooms during hard to get times, You pay a 10% premium in points for it.

So, if the room was 150 points, you pay for 165, The room is then booked for you each year, You can cancel and then all the points go back into your account to use like normal,

They can be bought resale but only if someone bought it direct at some point from DVD.

The 10% premium is based on the year that the resort opened. This is an important distinction, because with changing point charts over time, in some cases the premium is less or even non-existent. For example, my FW #47 for CCV Studio cost 118 points (this is Thanksgiving week), but that same week is 123 points in 2021 and 126 points in 2022, so I'm actually paying less for my FW!
