Yes. It sleeps 12. And I must say that I just stayed in 1 for one night in October and it was WONDERFUL!!! We loved it. 4 bathrooms, 5 TVs (one in the master bath). It was very spacious. My family and I never wanted to leave.

Counting beds I can see how it sleeps 10. Where is the fold out bed? Upstairs between the two bedrooms or downstairs in the living room?
