I recently took the dvc tour at the grand Floridian resort on our trip to the world.it was really nice and I was impressed by the facility.How desireable do you all think the Floridian is for a home dvc resort?
 
VGF is beautiful but costs more points to stay at than most of the other resorts. If you love it and plan on staying there then buy there. If you don't plan on staying there then it would be cheaper to buy elsewhere on resale market.
 
I think only you can decide if it is desirable as a home resort. If you would like to stay there most of the time, then it is very desirable. It's a small resort, and I think the 11 month booking window is very important.

If you plan to mostly use your points elsewhere and don't have a desire to stay there, then I think it would be a waste of the extra money it costs to purchase there.

For us it is incredibly desirable, as it is the only place we want or ever intend to stay.

I am a very strong advocate of owning where you want to stay. :)
 
We have also taken the tour at the preview center and toured the resort and it is indeed a desirable place to own. That said, the price coupled with the point requirements to stay killed our interest in buying there. We already own at BLT and BCV, both on the expensive end also but we actually prefer staying at SSR. Who knew?

My advice to you would be to buy where you want to stay but you owe it to yourself to tour the other resorts and maybe rent points to stay at some before you make a decision. Even if you do buy at VGF your points will go a whole lot farther at other resorts.

Apparently it's desirable. GF is Disney's flagship resort, VGF sales have been brisk and the prices have increased without the usual discounts.

It depends. If you'll stay there most of the time and can plan 11 months out, it's expensive but may be worth it. It'll have a good resale value but not good enough to justify buying there just to be a member. It will be VERY expensive and a poor choice IMO to buy there to use for DVC in general. IMO the only one's who should buy there are those where DVC in general clearly makes sense, can afford it and who must stay there most of the time. This assumes they have sufficient Disney experience, not just a couple of great trips and are excited and they likely that have a habit of deluxe options in general.

You know its weird, I like it but I don't really want to own it. I much rather own at BLT or Poly for some reason. Perhaps its all the business people that are always at the Floridian. Just don't feel as relaxed
 
You can find VGF on the resale market, if you look around. Might save a few $$.
 
We really like it but also want to stay other places so we bought a bunch of AKV points and just 55 VGF which gives us 3 nights with banking and borrowing finish a trip and do our favorite restaurants. We are not big on going to MK anymore but love Bay lake so the plan is to have 3 relaxed resort days to recover before flying home.

Most of the resale price are so high and coupled with high closing cost puts you very close to direct. Keep in mind direct comes loaded with points, if you buy use yr ahead of the month you buying.
 
We toured recently as well. After thinking about it, unless the economy is in a downturn it should hopefully hold its value. The next DVC resort is the poly, with those overwater villas, I am expecting a per point increase for those, and a much higher amount of points needed (much like the grand villas). We are thinking long-term investments, and will be buying enough points at VGF for a week of some sort, however that is our long term plan to stay there, when the kids are older. In the meantime it will provide us enough to stay in a larger villa at OKW etc. and have potentially 50 years ahead of us in usage, for us, and eventually transfer to our kids. Whereas resale may save us $$ we will also loose out on usage years and the booking priority for a popular resort. Also closing costs are lower with Disney, and I trust working with them a smidgen more then the other places, as I don't want closing problems since we don't live in Florida.
