future of ssr

If you mean how quickly the buildings will be built, I think I remember reading one per month for the first four and then after that, i am not sure if there was a definite answer. Doc?

that when i look at drawings of ssr there is a 'proposed section that looks HUGE.is this to be completed in a certain timeframe or is it a wait and see program?i like ssr but i'm not sure if i'd like it if it gets as big as those drawings

When SSR is complete, it will be the largest (#units) DVC resort. I haven't seen those drawings, but yes, it will end up being quite a complex!

Until Doc steps in with the facts, here's what I dredged up from my memory:

First four units, opening one a month. Then a four or five month opening hiatus, while they work on the other eight units, which will again open approx. one a month.

I think you're exactly right there, DrTomorrow. If I remember Doc's comments correctly, the first of the 8 additional buildings would open in Jan or Feb of '05, and progress on a regular schedule from there.

If I can find the old post, I'll add a link.

With regard to the overall size, 12 buildings with 46 rooms is 552 total. Granted many of those are lock-off 2Bs which can become a 1B and a studio. But does that make SSR any larger than OKW? I was under the impression that OKW had about 600 rooms...

One way to look at this is by the number of bedrooms. In looking thru the public offering statement OKW has 27 GV, 274 2BD, and 226 2BD lock off. That's 1,081 bedrooms.

SSR is listed as 92 units. I assume that is for 2 builidngs. For the 92 units it has 4 GV, 40 2BD, 48 2BD lock off. That's 188 bedrooms. For 12 buildings if they are the same that would be 1,128 bedrooms - more than OKW.

lehrsj,

Thanks for digging up the numbers. I knew the two would be close.

I just wonder what the occupancy rate will be for those 48 Grand Villas at SSR--particularly with the high point costs.

Anyway, that makes me feel pretty comfortable about the size of the resort. I've stayed at OKW a couple of times, and found its size to be very managable. With SSR being only about 40 "bedrooms" larger, I expect to be very satisfied with the crowd level at SSR in all but the busiest of times.

I asked my Guide during one conversation if the delay in the additional buildings would be an issue. He stated that based on sales figures, that the way they had it planned would not be a problem that they would have plenty of inventory to sell with the current construction schedule.

I actually think the occupancy of those 3 bedroom units will be quite good - comparable to OKW and BWV. It's pretty tough to get a GV at either of those resorts without the 11 month window right now. Those units are popular!

FWIW, I don't think the point requirements for SSR GVs are all that high with respect to demand and what is being charged right now at OKW and BWV. JMHO. Others may differ.

maybe they are using a very high point number for the Grandvillas so they can sell them for cash money ...??? if the 2 bedroom cahs rpice at Beach club is $1,100 per night i can only imagine what they would charge for the GV

When I looked at the points requirement for SSR GV's, I almost stopped breathing. I think they are just about double that of OKW. I was hoping that the list I was looking at was incorrect, but I don't think it was.

I have never stayed in a GV yet, but I certainly hope to in the next couple of years. I think the OKW GV's have got to be the best deal going around.

I suspect you have the right points chart. Here's a link to the post Caskbill made months ago:

The only plus that I see is that the gap between weekday and weekend stays at SSR is very narrow. In fact, the Friday/Saturday point costs at SSR is actually LOWER than OKW.

Still, for a Sunday - Thursday stay, you could get two 2Bs in any season for fewer points, and still have points to spare. I'd go that route over the GV any day.

Boardwalk GV costs are still higher than SSR, so I assume they have some basis for setting SSR where it is. If they don't have occupancy issues at BWV, why slash the costs at SSR???
