Financing with Disney

So, I am just wondering. When you purchase through Disney do they charge closing costs? We are not really even thinking about buying right now - I just got curious looking at the sheet that says your down payment will be….
 

Yes they do. Closing was $445 on the 50 point AKL that I bought last month.
I would add that closing cost are the same from Disney no matter the contract size. So if you bought a single 500 point contract the closing cost is still $450ish

I bought direct contracts of 125pt and a 25pt last year that had closing costs of $660 and $372 respectively. There is also a post (#257) in the New BLT Direct Incentive thread stating that closing costs for 100 and 50pt direct BLT contracts just purchased in the last week were $671 and $476 respectively.

I bought 150 points at SSR direct on 9/2/21, closing costs were $754. Bought a 25 point add-on direct at BRV on 12/6/21, closing costs were $362.10. Definitely not the same no matter the contract size, and zero chance they’d be “$450ish” on a 500 point contract.

We closed in a 75 point contract direct with Disney at RIV in December. The closing costs were $534. There is definitely a difference in how many points you buy. The taxes paid are usually based on a percentage of the purchase price in real estate. So that would have an effect on total costs.
 
So looking back at my 300 point contract From Dec I have the following closing cost
Taxes and Fees $255
Doc prep fee $250
Title insurance (optional) $150
So with the title insurance my closing was $655, but I should have taken off the insurance which would have lowered it to $505.
My guess is the difference relative to points/cost would be in the tax amount, the doc fee and title insurance would stay the same no matter contract size

I'm going buy BLT direct, probably 700 points. Talked to my guide today and this is what he told regarding closing costs, I'm trying to figure out what size contacts to buy to add up to the 700. I don't know why 100 points is so high and he couldn't explain it.

175 point $565 + $250 doc fee = $815
125 points $409+ $250 doc fee = $659
100 points $581+ $250 doc fee = $831
50 points $175+ $250 doc fee = $425

If 100 pts really is $831, I'd much rather get two- 50 point contracts for $19 more. Hope that 100 pt cost gets corrected downward in line with the other totals.

If financing you have to pay a loan fee and have to take the $150 title insurance. If you pay cash you do not have to take title insurance
