Hey all,
I have searched and can not find what I am looking for. I am looking for people's experiences on selling DVC contracts. Mainly what should my expectations be on recieving an offer I like? I Keep checking my email. I am just looking for your experience with time on the market.
 
I think if you look on the purchasing DVC ROFR thread you can get a good idea of what buyers are paying. That said DIS members are much more informed buyers and probably negotiate a bit more.
 
When I have sold, all brokers contacted me via a phone call and then followed up with an email when they got my voicemail.
 

Just like when you are selling a home, be prepared to price in the range that similar contracts are selling and know your bottom line. Different resellers charge a range of prices for commission, however cheaper may not always be better. You want a reseller that will market your listing and make it move.

I’ve had two listed
One got offer fairly fast - price back and forth and I accepted $7 less than my asking price which was a little high
Second contract - month later hit a very low offer - I countered with a reasonable price (going rate where they were selling) buyer stayed firm on their very low offer - I passed
I’ve had no other offers - 3 months now - I’m in no hurry - if it sells great - if not I’ll keep it and use it a while longer - I’m giving them 6 months after that I’ll use it a while
I had found a site that tells you the value of your DVC based on your contract - this is how I got to my price listing which at the time was within range of where contracts were selling

I just sold a 50 point BRV. I started at $150 pp knowing I would go lower...I had 4 offers at or below $120 pp...I toled my broker please don’t bother me to counter. After 2 weeks I lowered it to $145 firm. Sold it in a day. Easy peasy!
 
We just sold 3 contracts. All under 50points. One sold in like 15secs (pretty sure they had a buyer prior to listing), one in a couple hours, and the other in like 2days? All firm prices no negotiating.
So it seems to depend on where, amount of points, etc.
I'm still waiting on a ROFR response on the 3rd contract though, which is weird.
I went through the advertiser here on the DIS. They've been around a long time and it was super easy.
Right now the only thing we are struggling with is the requirement for 2 non-related people to witness 1 closing doc. Our bank is being difficult about it.

Check for paid notary services, I know that sucks but sometimes it's the most convenient. The one I used charged me $40, but provided the witnesses I was missing. Wasting 40 dollars was preferable to me inconveniencing my friends on a Saturday to meet up.

My husband was able to get 2 customers at the bank willing to sign but the banker said no they have to come in with you. Which is ridiculous. So he is going to go up tomorrow and wait outside and ask people.

Otherwise we will have to do a paid one. I'm hoping there is still someone who is notary at work as I have plenty of people who can witness there. 2 contracts are mine and 1 is his.

That is too bad the bank is being that difficult. Every time we have sold, they simply got another bank employee to be the witness along with the notary.
