I can't help you directly as I haven't stayed in either of these homes, but you can ask the owners for a copy of their rental agreement/contract to review.

There are some good reviews of the one on Stay At Emerald Island.com - I know the guests put the reviews in via a secure passworded area and the owner cannot change them, so they are true reviews.
