That's the way I'm understanding it. 2025 has to go up to cover the significant hike by CFTOD.

Wasn’t there an article recently (maybe you posted about that too?) of taxes being reevaluated going back to the 2010s because the numbers were actually higher than they should have been? Will that have any effect, you think?

It means that the 2024 real assessment will be used in some way to estimate the 2025 taxes part of dues.

Owners at al resorts, except RiV and VGF, will have a special additional added to cover the shortfall.

These numbers have nothing to do with the operational and capital reserves parts of the dues.

This might explain why Poly started at $225 instead of $239. Some bad juju could be headed our way in terms of tax rates driving up MFs. It might also explain why there was a rush to start selling Poly even though the tower is pretty far from being done. All aspects of early sales (add-on, new members) will have been open for a month before the new MFs are posted.
