Interesting. Is it fair to assume 2025 dues will be at least what the “Adjusted 2024 Dues with Actual Tax Amounts” numbers are? Obviously other aspects of what makes up dues will affect the final number, but just to start?

I think the 2025 will be minimum (1) regular increases related to inflation and rising costs, (2) the CFTOD and other upcharge for 2025, which looks to roughly .25 per point, maybe up to close to .30 per point at some resorts, and (3) an assessment for the unpaid 2024 taxes of between .25 and .30 per point. I think that some MFs might be up by $1.50pp. In terms of Poly, it might end up around $9.50, I think. OKW might be just under $11. But, of course, we'll see in a month. But I'm already thinking it might be time to trade in some of my OKW, maybe for more BLT. I bought it for far less than it's selling for now.
 
This might explain why Poly started at $225 instead of $239. Some bad juju could be headed our way in terms of tax rates driving up MFs. It might also explain why there was a rush to start selling Poly even though the tower is pretty far from being done. All aspects of early sales (add-on, new members) will have been open for a month before the new MFs are posted.
I'm not sure I buy the argument about the rush to start selling Poly. Other recent properties have gone on sale much earlier than opening relative to Poly (which is on sale approx. 2.5 months in advance of opening).

RIV - went on sale in March 2019, opened Dec 2019
VGF - went on sale March 2022, opened June 2022
VDH - went on sale early May 2023, opened end of Sept 2023
CFW - went on sale Feb 2024, opened July 2024

Even going way back, looking at Poly 1.0 - went on sale Jan 12, 2015 and the first phase opened April 1, 2015.

While I think we may be in for a decent increase in MFs, it isn't like Poly went on sale way earlier/in a rush. If anything, it went on sale much later than anyone speculated compared to recent properties.

So my SSR(150pts) went up $26.72 approx.. & my VGF(100pts) went down $13.00 approx. I'm I reading this right??? TIA:wave:
That’s how much your dues from 2024 went up and down. These numbers indicate that some (most) of the resorts didn’t pay enough last year because the tax estimate was miscalculated, so they will have to pay that difference on top of normal yearly increases this year. VGF and RIV overpaid and will get a credit that will simply take some of the burden off of their normal increases.

In essence, you are correct but, as people here are hypothesizing, there will inevitably be higher than normal increases this year so this is just the minimum you’d be looking at. I’m guessing at least 4-6%+ on top of the adjusted numbers from last year.

This isn’t related to the 2025 dues. It is the amount of extra you will have to pay, or credit you will get, in addition to whatever the 2025 dues are.

So, for everyone, other than VGF and RIV, you will get your 2025 dues and then see an adddtional fee added for the shortfall from 2024 taxes.

I have been thinking of it as a double whammy. Hopefully I am missing something.

Unfortunately, you’re right, I believe. As Sandi says, we’ll be billed one amount for the underpayment of 2024 property taxes, and estimated 2025 property taxes included in 2025 dues will be based on these increases. This isn’t new - it’s happened before.
 
So basically expect a large increase in Dues for next year way over than typical amount
