Dvc rental- am i calculating wrong???

I looked into renting a dvc and then went onto wdw and looked into booking for same 3 nights same type dvc room with no ticket option and it was $800 more on wdw.
Does that sound right? That would mean wdw would have me rent it out for about $28/point!!

Are you saying that you're a DVC owner considering renting out your points or that you're looking at renting DVC points from an owner? I'm not exactly sure what you're calculating.

But, yeah. When Disney (not DVC) rents a DVC room, they're treating it as a regular hotel room with daily housekeeping and the ability to reschedule dates, etc. And getting as much profit as they can. When someone rents the points from an owner, the reason they're willing to give up said daily housekeeping and the ability to cancel or reschedule is because the price is so much lower.

That is exactly why people rent DVC from owners instead of Disney. Not everyone knows about it of course.

One thing to consider is Disney often offers discounts on the DVC rooms. I had a 35% annual pass discount on a BWV studio when points rooms were sold out. It was still more than renting but it was closer in price. Luckily a points room came through for me.

One thing to remember is you get daily housekeeping. Members will sometimes post that it's not fair that cash guests get "free" daily housekeeping. It's not free, it's included. You are paying for it in the rate.

Then again, I think point rentals are too cheap. I do not see why a person can not net 14-16 per point to rent them out. Now the going rate seems to be 14 minus the commissions, so about 12

I agree about renting being too cheap. I rented a couple of high demand studio units this year after I realized we couldn't use them, and held tight on my price. I got lots of complaints but still ended up getting my ask price very quickly. I did enjoy answering the follow up messages from people who wanted to know if unit still available and slamming my price, my answer was not available got full price and good luck with your search.

Yes, it can certainly be less expensive to rent a reservation from a DVC owner than booking directly through Disney.

But, one does have to be comfortable with it as there are differences. First, you are entering into a private transaction with a DVC owner and not Disney. All terms will be up to them.

In addition, they own the reservation until you check in. Be sure you are completely comfortable with this. While it is rare to experience problems, the owner could cancel it at any time with no recourse really to the renter.

The cancellation policy is usually more restrictive than with Disney and you don't get daily mousekeeping, including new towels with a DVC rental.

Of course, the huge benefit, as you have discovered is the savings if there are no current Disney discounts that bring down the rack rate of the room.

It can be a great deal but definitely one in which the renter needs to be comfortable with the entire process!!

Can I do a three way call when they book it so I can hear the conversation?

you could.

but the DVC owner could still call back 30 seconds later and cancel the reservation. or lose their job the next day such that the contract was foreclosed on by disney (and your reservations canceled) before you arrived.

you can see the reservation on the disney website (which helps a lot) but there will still be some trust needed.

i rented from someone i could find on google (i think they were a dentist) so i was fairly comfortable renting (but still preferred to buy my own contract later.)

you can do a search on the property deed website, but again, trust is going to be an issue. fraud is very rare but it is possible and does (rarely) happen. if you can't get comfortable with renting from an individual, use a broker like david since they do hold back some of the money and offer some guarantees.

More important than knowing the owner is legit is understanding what you are getting.

Outright fraud is rare. It is far more often for people to not understand that these reservations can often be very difficult to change - even if your owner agrees to it. That includes things that you probably think are easy - like just moving the reservation by one night because your airfare works better. Think of your reservation as final in all respects - some individual owners may be willing to try and work with you - but their ability to do so without them incurring a loss might be severely limited. Get travel insurance.

Availability for DVC can be tight, so if you are comparing rack rate to a VAKL value, BLT standard or BWV standard view room, those rooms may not be available. DVC tends to book six months in advance and more - depending on the time of year.

You are getting a timeshare room. In most cases that means a "studio" will have a queen bed and a full pullout. This can be great, but it can also feel really limiting to people used to Deluxe rooms with two queen beds (like the huge Poly rooms).

As to fraud, it does sometimes happen and if you are the sort of person who doesn't trust easily, you can spend $800 in sleepless nights worrying about it. For some people, it just isn't worth it.
