DVC for less has taken the fun out of treasure hunting

"Poor resale performer" is only good news for me. I don't plan on selling it, but I can imagine buying it.

It's sort of like watching your retirement accounts tank in your 40s. That's awesome news, because in your 40s, you're a buyer, not a seller.
Right…. but in a retirement account there is a high likelihood a well diversified portfolio will appreciate significantly over time if for no other reason than inflation and earnings retention.

Disney made it pretty clear during Disneyland Forward that DVC will be a part of any new hotels.

Caribbean Beach is the oldest moderate resort. It's prime property. It will be the first to get torn down.

I wouldn't be surprised to see Riviera expanded in the future, after Lakeshore Lodge, unless they finally do Yacht Club like Tikiman was told years ago.

For a newer resort it has been a pretty poor resale performer. I think the appeal is to a minority of resale buyers who dont have access to the resort and wanted to buy some points to go there every now and then and rent them when not using them. The further we get from the initial date I think the supply of people who want those RIV points will be less not more at least until the 2042 resorts get so close to expiration that people want to run to a different resort that has a direct transportation option of sorts to Epcot and HS.
The interesting question for me is whether this changes if DVC builds a new resort in walking distance (I should rather say with a walking path because RIV is geographically the hotel part of EPCOT's Biergarten) to EPCOT or DHS. Currently RIV has the monopoly there as the only new resort in the area but I guess it won't stay this way?

I get the feeling that you have changed just a little bit from who you were a couple of years ago. I'm not saying this is a bad thing - it just feels a bit different and I'm a little bit surprised.

You're not wrong. There have been a number of changes that have been significant---personally, professionally, and financially. That probably started about 7 years ago when I got sober, but has accelerated in the past two years.

Specifically around DVC, the changes are primarily financial: The kids have successfully launched, I can see how retirement is going to work out, and I am downsizing my living situation. I often tell my students that when they graduate, they will be at a different place on the time/money curve.

It turns out that happens several more times later in life! Not always for the better, mind you, but it happens.

Yeah but the trajectory the funds take on the way to retirement matters....assuming you start at price X and end at Y, if they stay low (close to X) while you accumulate more shares and then you rapidly increase to Y at retirement you will have much more money than if the fund increase close to Y early one and then slowly finishes. You actually want low prices, the crash in 2008 was a good thing for my retirement account in the long run.

I’m curious what I wrote that made you think I didn’t understand that principle….

One of the original Disney World resorts was supposed to be Venice themed. It would make sense for a new resort of that theme to be adjacent to Riviera on the water.

The concept of Riviera definitely came from the Mediterranean Resort that was supposed to be built on the monorail loop. It's just a paired down, economical version of it.

I'm not sure Disney is capable of building a grandiose resort anymore. Even WDI's best efforts with big budgets like Fantasy Springs in Tokyo was budget cut down.

Micheal Eisner: "Seems to me, it's just as easy to build a built a beautiful [hotel] as an ugly one."

I wish current Disney management felt that way.

Looks like www.dvcforless.com has updated their “Deal Score”, seeing some one star and even half a star. Thanks @rferrar1
Yes, though I will add that there are some pretty big changes coming to the dealscore algorithm soon as well. The valuation of current and next year points are being tweaked (increasing in value) and we're making a change to the way that listings are compared against each other. Currently, listings are compared solely against their peers (same resort and points-on-contract band), and while listings will continue to be compared to resort peers, we're adding some "blending" so that the point-bands don't result in such harsh boundaries. Hard to explain but the end result should be more consistency. Big thanks to a fellow disboards member and data scientist (Howie) for working with us on these changes. More to come.

In addition, and as a preview to exclusively to the disboards community we'll soon be releasing a "hottest deals" page. The goal of this page is to make it easier for you to compare listings that are currently on the market, with those that have recently sold. You can also view the listing popularity. Check out the preview here https://www.dvcforless.com/hottest-deals Note: you need to create a free login to view this page.

The "Hottest Deals" page is a great idea! Thanks for all the hard work you all put in on this. It's a really helpful site.

Really like the 'hottest deal" page. Not sure why, but I like the popularity column being there, showing how many views and likes some listings have.
Would recommend adding a Broker column, even if its just the icon you have for each.

Really liking the 1 star ratings now! That's exactly what most of the listings are anyway! Great site...my employer wouldn't agree...but great site nevertheless!

Not sure how feasible it is to code it but would love a way to see which contracts were added since you last visited...kind of like how gmail will highlight those. I know it would depend on browser and cookie settings I'm sure but I always have a hard time finding the contract I left off on. If this was mentioned previously please disregard. Keep doing a great job with it!

Yeah, we can do that! First we're working on improving the mobile experience of the page. Its a little rough on mobile right now.

"Hottest Deals" page... LOVE IT!!!

Right, if only they could see the hours spent per day. lol

What do you mean by where you left off... You mean sort in order of how long ago it was listed?

Well like if I don't go on for a few hours and they added let's say 12-15 more listings and they all become a jumble of AKV or SS or OKW and I would love to know which ones are new since my last visit.
