I just bought direct and have a December use year. Dues bill still says zero. Any idea when I should see it appear?

The dues will show up once the contract closes. Just keep an eye on your account and it will update from the date they drew up the contracts.

ETA. Unless you bought VGF which means you will only pay one months dues as you get points starting Dec 2022

The proposed settlement date was April, the contract date/ closing date was March. I guess we will see how much they charge me.
And not VGF, AKL.

I swear addonitis , I already/still want 70 more VGF. Im going to make myself wait though, without developer points/2021 points Im too stubborn to buy.

So, even though its paid in full, it goes by the contract date? That’s April, so they saved me another month of dues?

I added another piece. If these were the new VGF points, you won’t even be billed until Dec since you wont get points until 2022

We bought a direct add-on in February (16th I think). "Closing" happened on March 9 or so. Dues were posted on March 17.

ETA: They showed $0.00 from the date of closing until the actual amount due was available on March 17. We received an email once the amount was actually available.

So did you pay 10 months or 9?

It would be 10.5 months -- mid February to the end of the year. It's from the date you sign the contract, not the date of closing.

They must just be really overloaded. I closed 3/5.
Did you sign on 3/5 or was that the actual closing date? I only know our actual closing date because I got an email about setting up autopay for dues (which we don't do) congratulating me on closing on March 9.

Signed 3/5. On the line it says closing date. But it was still a few days until they took the deposit. I’ll just wait LOL

All of these need to occur before closing:
- If you are not financing, the closing date will be delayed until final payment is made (if you are paying in 30/60/90 days)
- If you are financing, the funds have to be received from the lender
- The 10 day rescission period has to run its course

Look for your deed on the county website. Once it appears there, the dues should be posted to your account within a few days.

Cash and the final payment was made to my credit card (Go Disney Visa points) and 10 day recession ended the day of that payment. Looks like deed was recorded 3/21 so just a matter of time.

Just got my title policy today. Guessing dues isn't far behind.

A note for real estate geeks, It shows the contract/closing date as March 5, and the recording date as March 21. Title insurance begins March 21. I would think the insurance would go back to the day of conveyance?
